Set within 18 acres of grounds, in the heart of North Devon, this is the perfect base to unwind from the stresses of everyday life. As well as a multitude of countryside walks nearby, you’ll also be within easy reach of the region’s iconic beaches. Woolacombe, Saunton Sands, and Croyde are all less than 15 miles away. The open-plan layout lends itself to entertaining and you’ll also have access to a great range of shared facilities, including an indoor heated swimming pool.

The stone cottage has a reverse-level layout, with two of the bedrooms on the ground floor. Heading upstairs, you’ll find the stylish, open-plan lounge/kitchen/diner. This impressive space has a vaulted ceiling and boasts fabulous countryside views. Spend time together in here, reclining on the corner sofas to watch the TV/DVD or congregating around the dining table for dinner parties and family celebrations. Two further bedrooms are located on this floor. Outside, unwind on the terrace and admire the far-reaching views, or enjoy strolls around the peaceful grounds. You’ll have a whole host of shared facilities, including a heated indoor swimming pool, jacuzzi, sauna BBQ, children’s play area, and games room.

The picturesque villages of Lynton and Lynmouth (16 miles) are well worth a visit during your stay. Potter amongst the fishermen’s cottages in Lynmouth and ride the scenic cliff railway to Lynton, before striding out along the coast path to experience the jaw-dropping views. As well as the popular seaside resorts, there are numerous hidden gems along the North Devon coast. Broadsands Beach (1.5 miles) is off the beaten track and is a real oasis of calm. Reached by 200 steps, its not for the faint-hearted, but you’ll be rewarded with tree-covered cliffs and turquoise waters.

Our welcome card and wines were a super surprise, thank you. We had comfy couches, plenty of pots, pans, plates and cutlery - which is quite unusual in a rental - plenty of parking. Nice drive down to Lynmouth, which was well worth the visit. It was all in all a great find. I would definitely recommend the Meadowsweet cottage.

We absolutely loved our stay at your cottage, it's set in a beautiful location and there was lots to do. A fabulous base for our holiday in Devon with all the family. The addition of a pool and games room really enhanced the whole holiday experience, particularly for the children. After a day exploring North Devon, it was so nice to come home and jump in the pool to end the day. What a great place to stay. All of the facilities were in perfect working order, we used them all, pool, games room, jacuzzi were brilliant. The cottage itself was very comfortable and worm, we all had a very relaxing stay thank you to our hosts.

We had a lovely time, the property had everything you need and plenty to do for a family ranging from 10 years old to 72. The smallest bedroom was a bit small but we put the Granny in there and she was fine. Would definitely go again.

Fab size, we were a family of 8 in total and had plenty of space. The bunk bed rooms are small but perfectly fine to sleep in. Kitchen came very well equipped, so much so we had to shuffle the cupboards around to make space for our food! Swimming pool is fabulous, really hot hot tub, lovely sauna and great changing facilities. Play room kept all ouRead morer kids entertained for hours on the rainy days we had. We really enjoyed our stay despite the weather being really awful. The pool was great and the accommodation comfortable and had everything we needed. The location is perfect for exploring the north Devon coast with lots of things to do within a short drive. Our teenage children particularly enjoyed their surfing lesson at Woolacombe beach.

We had a really lovely, comfortable stay in Meadowsweet cottage. The kitchen was very well equipped from utensils, crockery and dishwasher and washing machine. Even with 10 of us, it never felt overcrowded and the living room accommodated us all very comfortably, as did the dining area. The swimming pool and gamed room were excellent. We had a fab stay in Meadow Sweet. The children loved the pool and the adults the hot-tub! Going in the school holiday meant no access to the sauna which some of our party would have enjoyed. Smythen Farm is well situated within easy reach of many attractions, so a good base for your adventures.

For a cottage stating it slept up to ten people two bedrooms were very small- one with no room for storing clothing at all. There was only one key for the cottage which was entirely inadequate given that 10 people may not wish to go out together and return at the same time on every occasion. We as a family of 7 adults and 2 children had an amazing stay! The accommodation was spotless and had everything we could need. The grounds and were stunning! Meadowsweet was perfect for our family weekend away. We loved the cottage and accommodation but we were on our own and as a family of 10 we might have been a bit noisy as we found the walls a bit thin , if others had been below us,. The pool was great for the kids on a rainy day, throughly enjoyed our weekend, would def return.

Meadowsweet fine for 6 but no more bunk rooms very small and bunks to chunky. Animals and playground very good. Games room pool table did not return the balls but rest was well equipped. A good centre for exploring North Devon.

Would definitely recommend smythen farm cottages, stayed at Meadowsweet during January for a 40th birthday with 5 adults 4 children and 2 dogs. Beautiful cottages in stunning surroundings with all the amenities needed for a comfortable stay. Lovely holiday cottage, kitchen and living area are the most comfortable and social that I have ever been to. Lots to do in the local area although you do need a car. Pool and jacuzzi lovely. the bunk bed rooms are tiny though
