Will it be financially worthwhile?

There is always demand for good-quality holiday accommodation in this beautiful part of the country, and our bookings record is excellent. There are tax benefits to be gained from owning and letting a furnished holiday property and we are happy to offer some general guidance on these, although of course the rules are always subject to change and we encourage every homeowner to seek professional advice.

How much will you earn?

We have various different price bands for each year, and properties are individually priced within each of these to take into account their size, location, equipment, furnishings and market demand.

Once we’ve agreed on the most appropriate price band for your property, it’s easy to work out exactly what you will earn from letting it out – Marsdens Cottage Holidays takes a commission of 21.5% of the advertised letting fee (plus  VAT) on the weeks we sell, minus the Cancellation Protection Scheme fee, which is included in the brochure price.

When will you be paid?

Our industry-leading booking system, tabs, is integrated with our bank to initiate payments to homeowners – you will be paid by BACS during the first week of each month for bookings commencing in the previous month.You will receive a monthly statement which details your income for the current year and shows future bookings, and we are also able to produce an annual statement to help in the completion of your Tax Return.

Cancellation Protection Scheme

Marsdens Cottage Holidays includes a CPS fee in the advertised cost of all Devon cottage holidays, which means that homeowners are guaranteed 100% of the owner rate for any cancelled booking as long as we have the opportunity to try to rebook the property. Customers are protected as soon as they pay their initial deposit if they have to cancel for one of the qualifying reasons stated in our brochure.We self-fund the scheme and bear the risk ourselves. To cover this we deduct the CPS fee from the brochure price before we calculate our commission. The CPS is not insurance and we do not have a company that underwrites this risk.
