An English country barn with homely furnishings, original features and an on-site games room. Be enchanted by the surroundings of this rural gem, wander through the woodland and dip a toe in the stream. A fantastic space to host a large group with adventures just beyond the door, this spacious home is set in the Blackdown Hills, an Area of Outstanding Natural Beauty. Whether it’s a summer day spent trekking steep ridges and valleys under clear sunny skies, or crisp winter mornings pulling on the layers and roaming ancient houses, there is lots to do here all year round.

Arrive into a bright and airy kitchen/diner, a wonderful communal space, before retreating into the inviting lounge for quiet time, throw some logs on the wood burner. There are two bedrooms downstairs as well as a bathroom complete with a bathtub for soaking in at the end of a long day. A large garden that wraps around the property, spend evenings eating alfresco, playing garden games until the sun goes down, or enjoying a starry night sky from the hot tub. Guests have access to a shared games room and ample off-road parking located on the private driveway.

Don the walking boots and head into the Blackdown hills; we recommend taking a leisurely walk from Hemyock to Culmstock, noting one of the oldest woollen mills in the UK, Coldharbour Mill, along your way. Discover the history of RAF Dunkeswell during the second world war at Dunkeswell Airfield Heritage Centre. Traditional seaside resorts such as Lyme Regis, Seaton, and Sidmouth are all within 20 miles of this cottage. Along the coast, you will find brilliant beaches, pretty villages and even the opportunity to do some fossil hunting if you’re looking to unearth some fascinating history.

  • Sleeps 12 in 6 bedrooms – 3 king-size, 3 twins ( the downstairs twin has a 2`6" bed which can be used as a sofa too and a 3` bed).
  •  2 dogs welcome (please note dogs are to be kept in the kitchen and large boot room, using the stair-gate provided)

  • Whilst we regularly welcome family celebrations and reunions, this property cannot be used as a party house for stag or hen parties
  • In the interests of others holidaying at Westcott Farm please ensure your dog is kept under control at all times and that barking is kept to a minimum
  • Day visitors by agreement with owners
  • We regret that due to livestock no fireworks are permitted
  • In the unlikely event of a hot tub breakdown during stay, we regret a refund will not be issued
  • Please note, group bookings may be checked to ensure the purpose of the stay is for a holiday
  • Arrival: 16:00 onwards
  • Departure: before 10:00, unless otherwise stated in your arrival details
  • 2 dogs allowed. Dogs are charged at £20 each per full or part week
  • There is an Accidental Damage Deposit of £500 when booking at this property, however this may be waived for £55. We’ll provide more details about this when booking your holiday.

Spent a long weekend at Buzzard Cottage with family and friends. It accommodated 10 of us perfectly. Plenty of space and sofas in living area. Kitchen was well equipped and well thought out. We had a fantastic family weekend. There were 9 of us including two 11 year olds and an 8 month old! Imogen, the cottage owner was very helpful in contacting me a week before to check we knew the way -very useful as the cottage was sort of in the middle of nowhere! Lovely cottage for a family get together with the added bonus of a hot tub and the play barn with Pool table, table tennis and table football. Also, plenty of outdoor space for garden games. Helpful and friendly owners on site.

What a superb property. The owners are really friendly, helpful and considerate. The games room really is the icing on the cake if the weather turns bad. Highly recommended. We intend to book again in the future.

We were a group of 7 family members. Buzzard cottage was really great. It was so relaxing there. The sofas and the beds were so comfy. The owners were very welcoming and explained everything we needed to know. We used the games room a few times, we didn't mind paying 50p to use the pool table as the money goes to a local charity. Just returned from a wonderful family holiday in Buzzard Cottage, lovely enclosed garden for children and dogs, beautifully furnished with plenty of seating inside and out, very clean and great communication with the host. Family loved the hot tub, croquet and games barn. Buzzard Cottage was a really great place to stay - very tastefully and well furnished - and equipped for a family stay. The beds were very comfortable, and the owner went out of her way to be helpful. It is set in lovely E Devon countryside. Our family (14 of us aged 7 months to 76) had a great time and Buzzard Cottage worked perfectly for us.

Lovely place to stay, great quiet location. We gad everything we needed. If you love having your dogs with you in the main lounge, this may not be the place for you. We are not dog owners, so not a problem for me.
