In an elevated position with the most wonderful panoramic sea views stretching over the Bristol Channel towards the Welsh coastline, Rookery Cottage nestles at the end of a narrow partly unmade lane on a steep hillside overlooking the village. A few minutes stroll downhill will find you in the centre of Lynton amidst a great selection of craft and gift shops, galleries and tea rooms, and of course the famous cliff railway to take you on a leisurely ride to the pretty harbour village of Lynmouth. You may want to take a little more time to walk back, as the hill is quite steep, but well worth the effort to enjoy the spectacular views once home. Traditionally furnished and offering some character including a spiral staircase and turret bedroom the cottage is light and airy with many rooms offering the unique views.  A good size living room has comfy seating for 5 and a woodburner for the cooler evening and the French windows open to the front of the property. A delightful dining room is in the lower part of the turret and is bright and open with 3 windows bringing the magnificent views inside. Three bedrooms and a bathroom on the first floor are accessed via a spiral staircase. Two double rooms at the front of the property enjoy the sea views and includes a  turret room that has a small double(4ft) to fit in with the unusual design of the original octagonal room and, therefore, may not always suit two adults. . A third bunk bedded room at the rear of the cottage is suitable for children only. A modern bathroom completes the internal accommodation. Backing onto the rocky hillside there are some small unpaved garden areas at the front and side of the property ideal for quiet relaxation. A peaceful location and ideal base for exploring the whole of Exmoor as well as the beautiful sandy beaches, historic market towns and pretty villages in this beautiful part of Devon.

Kitchen with electric hob and oven, microwave, fridge, dishwasher and washer/dryer First floor: Bedroom 1 with 4 ft Double. Bedroom 2 with Double. Bedroom 3 with Bunks,suitable for children only. Bathroom with bath with fitted shower over bath, WC and basin. Separate WC and basin.

Facilities and Services: Linen and towels. Storage and electric heaters. Wi - Fi Broadband. No smoking. 1 Pet welcome.  No cot is provided, please bring your own travel cot. Although there is sleeping for up to 6, a small double in the turret room, may not always suit two adults. Garden furniture. Public footpath access to the front of the cottage. Private parking for 2 cars(restricted turning space). Short breaks available. Arr/Dep for weekly booking is Friday
