Description

Built in 1752 this impressive Regency Manor House enjoys panoramic views over lush green fields dotted with trees and hedges to the Taw Estuary and across the water to the hills beyond. Standing majestically in 69 acres of pasture and woodland and offering a wide range of leisure amenities including indoor swimming pool, snooker room and ample grounds for activities and relaxation. The market town of Barnstaple with its shops, and restaurants and historic Pannier Market is three miles away. The village of Braunton, around 10 minutes' drive, is known for its laid-back vibe, surf shops and cafes. For surfers and beach lovers the golden sands of Saunton, Croyde and Woolacombe are a huge draw and easily accessible from here. The nearby Braunton Burrows are reputed to be England's biggest sand dune system and their lunar appearance is quite unusual when viewed from afar. They are a haven for nature and wildlife and a fascinating place to walk. Cyclists will enjoy the Tarka Trail which runs for some 30 miles through the scenic North Devon countryside. Bikes can be hired at Braunton or Barnstaple. The Regency Manor House offers a wonderful and friendly base from which to explore the area. Tastefully converted into four apartments and two cottages the properties are all managed by the owner, whose family have been in possession of the property since it was built.  
Whilst offering the chance to enjoy living in a truly splendid location, the atmosphere is totally relaxed and unpretentious with a wide range of leisure amenities to ensure that all guests can enjoy their stay whether they are seeking pure relaxation or an active, sociable holiday.

Upcott Cottage is detached and private yet has the advantage of all the on-site amenities close at hand. Offering lovely views out over the countryside towards the Taw estuary and out to sea and with a private front patio great for relaxation and admiring the views. There are two cheerful bedrooms, a comfortable lounge, fitted kitchen and bathroom all on one level, although the cottage is accessed by steps from the garden

Accommodation: Living room with 32" TV and DVD. Kitchen/diner with electric cooker, microwave, and fridge/freezer. Bedroom 1 with Double (plus child's z-bed on request) and TV. Bedroom 2 with Twin. Bathroom with hand-held shower over bath and separate shower cubicle, WC and basin.

Facilities and Services: Linen and towels. Electric heating. No smoking or vaping. WiFi. 2 pets welcome. Highchair and cot available. Babysitting possible by arrangement. Highchairs, Stairgates and baby listening monitor available. Licensed bar with games and a selection of DVD's. Snooker room with full size table. Heated swimming pool (45' x 15'), enclosed under glass cover, with patio area and garden furniture. Large lawned area, ideal for ball games. Large trampoline (14') with full safety net. Upcott Cottage was lovely, it had a real home from home feel and my elderly parents loved their stay there. The large, heated swimming pool was a bonus, which me, my daughter and my niece used every day. The views over the estuary are breathe taking, and the cottage is set in lovely well kept grounds. When we arrived we were met by Mark who showed us around, he was very pleasant and helpful. We would definately book to go there again.
