An attractive, retro-style, fully tiled black and white bathroom is adjacent. Shared use of landscaped communal grounds with lawns, shrubs and walkways is also available. A popular water-sports location, Instow also offers a small selection of shops, pubs and restaurants serving excellent food. Even though the property looks out on its view from between two other buildings, the view is still an absolute knock out, across the River Torridge estuary to Appledore. Just fabulous, at any state of the tide and at any time: morning, noon or night. You soon realise the benefit of one of the buildings in front that frames the view, too - it shelters the balcony from the prevailing southwesterly winds to make the balcony very useable (many's the time we've had a lovely balcony at a holiday property but it's been virtually unusable because of stiff breezes or wind). I know from talking to the owner that they've used the property themselves many times - and it really shows. The equipment left for our use in the flat is all useful That makes such a difference. With most properties we bring essential kitchen implements with us because you can't guarantee you'll have useful stuff supplied by the owners; with this one we don't need to take our own and we won't when we come back in the future...which we definitely will.

Mr Peter T,
