Description

The Old School House is a deceptively large character cottage situated in an elevated position above the pretty village of Instow, with views over the countryside to the estuary.

Located just a short walk from the waterfront village of Instow, with a pretty setting overlooking Appledore and Crow’s Point, there is a lovely beach and a selection of local bars and cafes serving delicious local food and drink. The waterfront is a wonderful place to enjoy the sunset, or the nearby Tarka Trail is ideal for cyclists and dog-walkers.

The property is nestled in a quieter part of the village, atop a nearby hill. The garden can be accessed through the entrance hall, and there is a storage area for bikes etc, and a decked area with ample seating and a parasol and BBQ area. The interior of The Old School House has been furnished tastefully, with exposed brick walls, solid wood flooring, a log burner and a spiral staircase adorning the spacious lounge and dining area. The kitchen has been thoughtfully stocked and there is a ground floor shower room.

The spiral staircase (may be unsuitable for guests with restricted mobility) leads to the first floor, where there are four good sized bedrooms and a family bathroom. Two of the bedrooms feature views over Instow and out to the estuary.

The Old School House is a superb property for families, and provides an abundance of social space and comfort.

Kitchen with electric rangemaster oven and hob, fridge/freezer, microwave, dishwasher, washing machine. Shower room with WC, washbasin. First floor: Mezzanine study area. Bedroom 1 with Superking bed. Bedroom 2 with King sized bed. Bedroom 3 with Twin zip n link beds, can be converted to Superking on request. Bedroom 4 with Twin zip n link beds, can be converted to Superking on request. Family bathroom with electric shower over bath, WC, washbasin and heated towel rail.

Facilities and Services: Linen and towels. Oil fired heating. Wi-Fi Broadband. Garden with secure storage area for bikes etc (may be unsuitable for guests with restricted mobility due to spiral staircase) No smoking. Up to 2 pets welcome. Highchair and travel cot. Parking is on the road. No short breaks in peak. Arr/Dep for weekly bookings is Saturday.

Comfortable, quiet location in school holiday time. Well equipped and great spot for walking and exploring North Devon. Helpful and friendly owner. Parking could be tricky in term time if you have more than 1 vehicle. A great base for a group to spend time together.
