Nestling in the beautiful Heddon Valley and offering the most magnificent views over the river Heddon and valley to the wooded hillsides beyond, this newly developed barn conversion is an ideal hideaway within the Exmoor National Park.

Approached by a long partially unmade lane the property is detached and set a short distance from the owner's own home on a 50 acre hill farm. Although still a traditional hill farm, Higher Bumsley is now an Environmental  / Conservation Farm with a small herd of wild Exmoor ponies, Hebridean sheep, chickens, ducks, geese and cats.  The farm also has a site for one of Britain’s rarest butterflies, the high brown fritillary, and is a County Wildlife Site.

The property, dating from 1862 has been sympathetically and stylishly converted from a former barn for its first season in 2018. All accommodation is on the first floor with level access at the rear (the lower floor is used for storage only). An open plan living space has a vaulted ceiling,  woodburning stove for those cosy nights in, and a dining area. Large patio doors open out from this living area onto a spacious decked balcony offering wonderful country views and a great space for outdoor relaxation or alfresco dining. Two attractive bedrooms each offer the same wonderful views. A well equipped kitchen area has all you will need for eating in but there are great country pubs serving good food as well as a Michelin Star restaurant all within a 15 minute drive. At the rear a lawned garden with picnic table and benches provides an additional outdoor space. With footpaths and bridleways on your doorstep (riding stables close by) you are able to explore the simple delights of the surrounding countryside including an exhilarating walk down to the famous Hunters Inn at the far end of the valley where you can enjoy refreshments in the lovely gardens before walking on to Heddons Mouth. Secure storage for mountain bikes is also available. Enjoy observing the local wildlife from the barn and the grounds including the famous Red Exmoor deer and Buzzards. Tawny owls can also be seen. On a clear night you can view stars through the telescope as the property is within the UK’s first Dark Sky Reserve. Pipistrelle, and the rare lesser horseshoe bats live here, and can be seen darting around at dusk. This delightful property offers all you will need whether you wish to hideaway in the lush green valleys of Exmoor, want to take part in outdoor pursuits or simply have a quality base for exploring all that Exmoor and the dramatic North Devon Coast has to offer. Being located equidistant between the  picturesque twin coastal villages of Lynton and Lynmouth and the pretty cove of Combe Martin the barn is just a  20 minute drive to rock, shingle and sandy coves and the sandy surfing beaches of Woolacombe Bay are just a 40 minute scenic drive.
