Situated in a most sort after location just a short walk to the award winning surfing beach of Woolacombe and offering spectacular coast and sea views. This newly developed annex has its own private entrance and is furnished to a high standard in a contemporary style.  The accommodation offers a very comfortable base for couples and families in this popular beach resort.  Entrance is directly into the living room with large French windows offering wonderful country views and sea glimpses and with comfortable leather seating. Steps lead up to large kitchen/diner and stairs to the first floor. Two attractive bedrooms are on the first floor;  a twin and a spacious master bedroom which has a super king size bed that can be converted to twin beds on request and offers the most spectacular sea views. The same views can be experienced from the newly build private front patio ideal for lazy breakfasts or watching the amazing sunsets over the sea.  Facilities at the rear for cleaning and storage for surfboards and cycles.  An ideal location for enjoying the sun, sand and surf, wonderful coastal walks and also within easy driving distance of delightful sandy coves, rugged coastline, wonderful Devon villages and the splendour of the Exmoor National Park.

Accommodation:Ground Floor: Living room with Freesat TV, Blueray DVD and CD/iPod doc. Kitchen/diner with electric cooker, microwave, fridge/freezer, dishwasher, washer/dryer. First Floor: Bedroom 1 with Superking which can be converted to twin on request,  freeview TV/DVD. Bedroom 2 with Twin and freeview TV/DVD. Shower room with WC and two wash basins.

Facilities and Services: Linen and towels. Gas CH. Wi Fi Broadband. No smoking. 2 pets welcome.  1 travel cot and Highchair available. Garden furniture. A selection of games and books. Sloping driveway with parking for 1 car. Short breaks available. Arr/Dep for weekly bookings is Saturday.



Can’t fault this property. The owner was really welcoming and helpful, the location is fabulous, the annexe has everything you could need, loads of great walks, wide range of super places to eat, all in all an ideal base for a great holiday!

We highly recommend this property. One of the best holiday properties we have stayed in. On arrival we received a warm and informative greeting from Lance. We really enjoyed our stay here in this bright warm comfortable annexe. It is thoughtfully decorated with a coastal theme. Furnished with quality furniture and equipped with everything you need for a relaxing holiday. It was also very clean, and the welcome pack was really thoughtful. Beautiful views of Woolacombe Bay and only a few minutes walk in to Woolacombe means you don't need to use your car. Good place to stay with or without a dog. Only reservation would be steep drive if you have mobility issues.

We were thrilled to find a property of such a high spec that was happy to have 2 dogs. It was a wonderful base for a February break, a nice walk to the beach and warm and comfortable on our return. Due to the time of year not many of the eateries were open but the kitchen was well equipped so we had no problem eating in. The owners were friendly and welcoming.

The property was exactly how it looked. It had everything you could possibly need. The kitchen was more than well equipped with plenty of utensils, pots, pans, plates, toaster etc. It was very clean all over with a lovely tidy garden in rear for the dog. The superking bed in the main bedroom was divine with a lovely view from the bedroom of the sea. The location was ideal within a short walk to the beach. Lance met us and pointed out a few useful tips of the area and where to eat. Loved the Jube in the centre of town...highly recommended.

Very well located annexe just five minutes walk from Woolacombe centre and the beach. The annexe was very clean, well furnished and well equipped. It has very comfortable beds. We were met by the owner Lance who gave lots of recommendations for eating out, walking and sight seeing. The property was dog friendly and we found it excellent for our pet. There is parking at the property on the drive which is steep . Never having visited the area it was simply stunning. From simple walks along the beach to the coast path , boat trips from Ilfracombe and good eateries . There was lots to do and see and a lot we did not see. The location of Sand Dunes Annexe allows for exploring the area or just staying in Woolacombe to enjoy its beach.

Sandunes Annex is conveniently located 10 mins walk from beautiful Woolacombe beach. The property has been superbly decorated in a nautical theme and is very clean, comfortable and welcoming. Furnishings and kitchen utensils appeared to be brand new. Freesat TV available. Lovely surprise welcome pack. Lance, the property owner, met us on arrival to make us feel welcomed and to provide lots of valuable information about the area. We would highly recommend this property.
