Description

This great holiday base and accommodation, with all bedrooms ensuite, forms one part of the refurbished Kentisbury Mill, the friendly owner living in the other part of the Mill.  The border of Exmoor National Park is literally on the doorstep, with Lynton and Lynmouth just a 20 minute drive. The village of Combe Martin with its beach and enjoyable walks along the South West Coast Path is less than 4 miles. The hamlet of Kentisbury Ford is just down the road and a local post office and small stores is within a 10 minute walk. There is also a good selection of pubs and restaurants within a 10 minute drive, including Michael Caines' The Coach House at Kentisbury Grange. The National Trust’s Arlington Court is close by on the way to the North Devon market town of Barnstaple.

Visitors are very welcome and encouraged to share the owner's delightful 2 acres of landscaped gardens, sweeping lawns, mature trees, colourful borders, ponds and streams. There is a large south-facing terrace for you to sit out on and enjoy alfresco meals, possibly even a barbecue.  

The Mill has ample parking just outside and entering the front porch you can kick off your walking boots and go through to the living/dining room, which provides a sofa and two armchairs in front of the fireplace and a smart TV.  There are views across the garden and also a convenient electric coals effect fire for cooler seasons. If you plan to eat in, the dining space at the rear has a wooden table and chairs. The kitchen for you to prepare enjoyable meals or quick snacks is just off the main room and the kitchen leads round to a separate utility room.

Wake up to delightful views from the attractive bedrooms on the first floor.  ‘Swallow’ is the master bedroom and is spacious and well-furnished providing the flexibility of a Superking with a zip ‘n’ link option. The ensuite shower room is pristine and has a double sized shower. ‘Jay’ and ‘Magpie’ are the both comfortable single bedrooms benefiting from their own individual ensuite shower room facilities.

Accommodation: Ground floor: Porch. Living/dining room with SmartTV, DVD and electric fire in ornate fireplace. Selection of books and games. Kitchen with electric hob and oven, microwave, fridge/freezer and dishwasher. Utility room with washing machine and recycling bins. Access to a tumble dryer is available on request.

First Floor: Bedroom 1 with Superking that can be converted to zip 'n' link twins on request at time of booking. En-suite shower room with large shower, WC, basin and heated towel rail. Bedroom 2 with Single and en-suite shower room with WC, basin and heated towel rail. Bedroom 3 with Single and en-suite shower room with WC, basin and heated towel rail. Please note: each shower has a step up to the base.

Important Note: An unfenced stream runs along the garden borders and there are two unfenced ponds (therefore whilst a tranquil habitat for wildlife, with some deep water, Kentisbury Mill will not be suitable for unsupervised young children).

This is great property in quiet surroundings with outlook on to a nice garden. It was comfortable, very clean, and decorated pleasantly. The owner was very helpful and welcoming..
