Access Statement

Entry
Kessel House is located at 110 Victoria Road, it is a 10 minute walk from the town centre along the flat with an incline half way up the road, the house is set back on the right from the main road on a smaller residential road. The pillars either side of the entrance measure 1.04m in width with a wall to the right and iron railings to the left, there is a 4cm step through the door threshold with a width of 74cm.
Once into the entryway the corridor measures 98cm wide and there is access to both upstairs and downstairs, living area, bedroom 3 and a bathroom on this floor. There are 2 hanging pendant lights, a wall mounted radiator and wooden flooring.
Living Room
The living room is to the right of the entrance hallway on the first floor, the doorway is 68cm wide, with step free access onto wooden flooring. The room houses one 2 seater sofa and one 3 seater sofa, both measure 46cm floor to seat and 70cm from floor to arm rest. There is one foot pedestal which is 39cm high next to the sofa and an armless chair which is 41cm high, floor to seat, all seating is upholstered with a velvet fabric.
There is one rug positioned centrally in the room, a hanging pendant light above and 2 free standing lamps. There is a decorative fireplace opposite the doorway and either side of this are wooden cabinets. The room has a slight bay window with 3 panes, these all have blinds and the windows are tinted dark to reduce visibility from outside, there is a small wall mounted radiator underneath the windowsill.
Bedroom 3
Bedroom 3 is located along the hallway to the right, it has a doorway of 73cm and has step free access onto carpeted floor. It has a standard double bed with fabric headboard, measuring 56cm floor to mattress. There is one side table on each side of the bed, measuring 56cm high with a small lamp on top. Also a hanging pendant light is positioned centrally in the room above the bed.
To the left of the room there is a chest of drawers which is 87cm high and has a flat screen TV on top, measuring 88cm floor to the underside and 142cm to the top of the screen. There is one acrylic armless chair which is 47cm next to the large window and underneath is a small wall mounted radiator. To the right of the room there is a double wardrobe with both hanging and shelving space.

Bathroom 2/Cloakroom
The smaller of the two bathrooms is on this first floor at the end of the hallway, it has a doorway of 65cm with step free access onto linoleum. The shower is to the right of the room tucked behind the doorway, the access is tighter here and the door must be shut to reach the shower, the doorway of the cubicle measures 49cm and it is 89cm by 73cm inside.
The toilet is to the left and is 43cm from floor to the lip and the sink is in front of the doorway measuring 82cm in height. There is one radiator and one ceiling light in this room plus two separate frosted glass windows.
Upstairs
From the first floor hallway the stairs are to the right, there are 13 carpeted steps up, then a platform and one more step as it carries around to the right, the steps measure 20cm each and there is a handrail both sides. The upstairs hallway measures 73cm in width and has wooden flooring with access to two further bedrooms and the main bathroom, there is also one hanging ceiling light.
Bedroom 2
Bedroom 2 is the first right on the hallway, there is step free access from the hallway onto carpeted flooring with a doorway width of 75cm. The room has a standard super king size bed with a wooden headboard positioned to the left of the wall, the height from floor to mattress is 53cm. There are two side tables, one either side of the bed with one lamp on each and the height measures to 55cm.
 Opposite the doorway is a double wardrobe with hanging and shelving space and to the opposite side of the room from there are two chest of drawers (one with 4 drawers and the other with 2 drawers). There is also an acrylic chair which is 47cm from floor to seat and one large hanging ceiling light. There is a wall mounted radiator underneath the large window and the space between the radiator and the side of the bed is 31cm making the access point narrow.
Bedroom 1
Bedroom one is adjacent to bedroom 2, the second right on the hallway and there is step free access onto carpeted flooring with a doorway width of 75cm.
There is a standard double bed to the right wall in this room, with the floor to top of mattress height being 56cm and a side table each side which is also 56cm in height, both with a lamp on top. To the right of the room is a double wardrobe with shelving and hanging space, there is also a chest of drawers with a flat screen TV on top, this is 88cm from floor to base of screen and 121cm to the top of the screen.
The large bay window is at the far end of the room with a desk and acrylic chair positioned underneath, in front of a wall mounted radiator and there is another acrylic chair in the corner which is 47cm from floor to seat. A hanging light is positioned centrally in the room from the ceiling. 
Main Bathroom
The main bathroom is located at the end of the hallway, it has a doorway width of 69cm with step free access onto wood flooring. The shower is to the right of the room, the doorway for this is 52cm and the shower is 78cm x 66cm, there is a step up of 27cm.
The bath is positioned opposite the shower and has a width of 61cm, a length of 146cm and a height of 55cm, there is no hand rail to get into the bath. To the left of the room is the sink which is 85cm from floor to the lip of the sink and a wall mounted towel ladder rail. The toilet is at the end of the room and measures 44cm from floor to the lip of the seat. There are 4 recessed spotlights in the ceiling.
Downstairs
The downstairs is accessed from the first floor landing, there are 12 carpeted steps measuring 20cm each and a handrail on either side, the width of this is 63cm.
Kitchen/Dining/Lounge
The kitchen area has wooden flooring, 3 recessed spotlights, 2 hanging pendant lights and also a large window. It has a selection of cupboards underneath the worktop, there is a built in oven and hob and dishwasher, a separate large fridge/freezer to the left of the room. In the centre of the room there is 1 table which measures 69cm from floor to underside and 72cm to the top of the table, there are also 6 chairs which measures 44cm from floor to seat.
The living area is open plan with a doorway of 71cm; there is step free access onto wooden flooring. This room has a 3 seater sofa to the right of the room, which is 44cm from floor to the seat cover, 1 seat is positioned to the left which is 41cm from floor to seat, this is all leather upholstery. There is another chair on the far wall which is 38cm from floor to seat and is against 3 large bay windows with roller blinds.
In the centre of the room is a low coffee table which measures 31cm high and opposite this is an electric log burner. There is a set of wooden chest of drawers to the left and also a TV positioned on a stand to the left, this measures 55cm from floor to base and 102cm to the top of the screen. The room is lit by 1 hanging ceiling light and 1 freestanding light in the corner.

 

Outside and Parking
There is access from the kitchen to the outside area and this is through a doorway of 68cm. From the doorway there is a cement platform and three steps down to the garden, measuring 20cm each, there are no hand or guard rails around these steps. The garden length measures approx. 12 metres, there is a garden shed to the far right and also rattan furniture with three chairs and a table. The pathway is stepping stones which are uneven, this is lit by 5 spread outdoor lights in the ground. At the end of the garden is a wooden gate which measures 84cm in width, there are then 13 steps up which are 20cm high each and this leads to a second gate which is 86cm in width and the parking space. There are two lots of lights around this gate and steps. Around the parking space there is a low wall, at the highest point this is 32cm and the space measures 5.9m in width (left to right when looking at image) and the depth is 3.8m (from roadside to gate).

This large period town house with private parking has been restored to a high standard and is in a great location, a short walk from the centre of Dartmouth town.

The style and elegance of this property starts at the front gate with the traditional Victorian tiled path leading to the front door – and it doesn't stop there…. The house has some lovely touches reminiscent of a film set with large floor standing flood lamp and film posters hung throughout the property.

Kessel House is an elegant townhouse just of Victoria Road, a sought after area in Dartmouth. The house is spacious and retains many original features following restoration. Large bay windows let the light flood to the three double bedrooms and two living rooms. The kitchen is well designed and has a contemporary industrial feel to it. To the back of the property there's parking for one car and a lawned garden with rattan dining set and garden bean bags – perfect for relaxing with a glass of wine.

'Cocktail Room' - elegant area with a range of opulent antique furniture, 2 settees, easy chair, cocktail cabinet, large Flatscreen TV.

Second living room just off the kitchen on the lower ground floor: solid wood floor. 2 large leather sofas, easy chair for relaxing.

Kitchen/Dining: bespoke wooden base units, Butler sink set in a period wooden unit with double drainer, fitted appliances including a dishwasher and fridge/freezer, modern gas range style cooker with extractor. Dining table with seating for 6 people. Small cupboard by the back door houses the washer/dryer and other laundry equipment. The kitchen window overlooks the rear garden and a stable door leading to the lawned garden and parking. Bathroom: shower room with an all white bathroom suite and shower with an electric towel rail.

Second upper floor bathroom: bath with a separate shower cubicle, white pedestal sink and WC, electric towel rail.

Bedrooms:

First floor: Master bedroom: kingsize bed, two bedside tables with lamps, double wardrobe with matching chest of drawers. A flatscreen TV/DVD combi.

Bedroom 2: twin zip-link beds that can be converted into a large double bed. Two bedside tables with lamps, double wardrobe, tall-boy set of drawers.

Second floor: Bedroom 3: kingsize bed matching bedside tables with lamps, double wardrobe and chest of drawers.

Outside: enclosed garden with a laid to lawn area to the rear of the property. Rattan bistro set and garden bean bags (stored in the garden shed) A very sunny spot perfect for long summer evenings.

Parking: There is one allocated parking space at the rear of the property.

This property has a refundable Accidental Damage Deposit of £250, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.
