Access Statement for 17 Northford Road
The property is approached from the rear on Vicarage Hill where off road parking for two
cars is available. 16 external slate tiled steps lead from parking down to the paved rear
patio area, handrail and external light. Access is gained into the property via the French
doors leading into the rear utility porch. To the front of the property is a terrace laid with
paving slabs and with bistro furniture, BBQ facilities. 13 steps in total with an uneven
sloping pathway lead down directly onto Northford Road.
Rear Entrance
One step over threshold into entrance/utility area with a tiled floor. Door 650mm wide to
shower room with low level wc, and shower cubicle with folding screen. Door 750mm
wide to landing.
Laid to carpet with 10 stairs to ground floor and 6 stairs up to first floor level
Ground Floor
Ground floor entrance laid with a tiled floor and with a 750mm wide front door. Door
760mm wide opening into kitchen dining room.
Kitchen and Dining Room
Laid with laminate to the kitchen area and with carpet to the remainder. Range of kitchen
base units and wall units with a central large island area. Worksurfaces, sink and cooker
hob all at a height of 900 mm with a built in recessed microwave and a built in fridge
freezer, dishwasher, fridge and a range gas cooker. Ample storage available, feature light
over island unit and under unit lighting with large south facing window to front. Dining area
is furnished with a large solid wood dining table - not moveable, six chairs, large church
Pugh, large sideboard - not for guests use. There is ample lighting with feature and side

There's plenty of space for alfresco dining with front and rear terraces. Relax  and enjoy a a glass of wine on a summer evening and enjoys the views… The perfect holiday home from home, just unpack the car and enjoy historical Dartmouth.


Accommodation: lounge with comfy sofas and a chaise longue. A bay window with views of the town and river beyond. Feature fireplace. Dining room: spacious with beautiful antique dining table seating 10. Kitchen: Newly fitted cream Shaker style with built-in oven, hob, dishwasher, washing machine, fridge freezer. Bedrooms: Master Bedroom with  king size double bed (can be split into two singles giving flexible accommodation), fitted wardrobes, ensuite shower room. Bedroom 2:  double bedroom with double bed, wardrobe and a shower enclosure. Please note there is a hairdryer in each of the bedrooms. Bedroom 3: double bed, wardrobe and a shower enclosure. Bathroom:  luxury bathroom with a double basin and deep bath.


Outside: Garden areas at the front and back of the property. 


Parking: Parking for two cars. The parking spaces can be found to the rear of the property on Vicarage Hill. The property is the last town house in a row of four on your right.


Facilities and services: WiFi connection available. Will accept 1 pet. Bed  linen and towels provided. (Beach towels not supplied.). Arr/Dep. For weekly bookings is Saturday. Short breaks available. 4 miles from the coast. 1  miles from the nearest pub. Garden/courtyard. Parking. 4 star rating.

This property has a refundable Accidental Damage Deposit of £250, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay. Please note that due to the steps leading to and within the property, extra care is advised for young children and those with mobility issues.


This is the 3rd different property we have stayed at in Dartmouth. In terms of location and car parking it was excellent. Just a 5 minute walk into town and the car parking space was brilliant, even for a large car. The house is lovely and the number of bathrooms was great for a family of 5. The kitchen is very well equipped if you wish to cook. We will definitely stay here again. Thank you.
