This fabulous 4 bedroom holiday home lies in 32 acres and offers excellent holiday accommodation for up to 10 guests.

Live like a Lord (or Lady) in this stunning country house - from the moment you step over the threshold you’ll fall in love with this awesome pad.

Packed with original features, the beamed farmhouse kitchen has an Aga, flagstone floor, and country dresser. There’s an elegant dining room which extends into the conservatory with French style furnishings including a large dining table and chairs and sofas… the views over the garden are fabulous. The elegant drawing room has a large inglenook fireplace with a wood burning stove and comfortable sofas. There’s also a library and a snooker table. The four bedrooms include a private master suite in its own wing. This romantic retreat has a vaulted ceiling, king size bed, and fabulous en-suite with roll top bath.

Wide French doors from the conservatory lead put onto the garden with a couple of lakes and ‘ Monet’ bridge. A beautiful and relaxing retreat to wander and take in the lovely views over the Blackdown Hills.

Hutchinghayes Farmhouse is in Combe Raleigh, a delightful village which is  close to Honiton, an historic town famed for its lace with some good restaurants and antique shops. The area is a good for activities too with golf clubs, walking routes and bridleways. Devon is famous for its fabulous beaches - Sidmouth and the Jurassic Coast is just a short drive away and bird shoots and fishing on the River Exe and Barle.

Racing enthusiasts can check out the schedule at Exeter Racecourse on Haldon Hill, while those looking for a little retail therapy should head into Exeter with its great cafe culture, shops and beautiful cathedral.

Honiton offers easy access to the A30 (for London, the South West and the national road network) as well as to the M5 motorway. Serviced by a train station too, Honiton can easily be reached from London Waterloo in 2 hours, 45 minutes. Nearby Taunton (17 miles) offers a London Paddington service that takes just 1 hour 45 minutes. The holiday cottage is also easily accessible for those arriving by domestic or international flight; with Exeter and Bristol Airports nearby.

This unique farmhouse is the perfect choice for a celebration with family and friends with the rolling Devon countryside on the doorstep and just a short drive to the beaches and stunning coastline.



Drawing room: Dual aspect room with deep window sills and large inglenook with wood burning stove. Two fabric sofas with plenty of seating for all guests.
Library: Snug-style family room. Classic leather sofa and armchairs. Selection of books, games and large flat screen TV. Wood French doors lead onto a raised lake view terrace.
Conservatory: Views across the lake and distant Blackdown hills; two soft fabric sofas, easy chair, flag stone floor through to the adjoining dining area with large rectangular table and 14 chairs.
Kitchen: Farmhouse kitchen and breakfast room, exposed beams, flagstones and a family Aga with a large chef's prepping table and country dresser. The back door leads out to a tiered stone terrace and small parterre where a kitchen garden, large oval table & chairs for 8 and ornamental vase flowers grow.

Utility room: Additional work tops space, fridge, freezer, dishwasher sinks.

Dining room: Former dairy and bakery, the dining room retains a rustic style with the original brick bread oven still set within the inglenook fireplace. Large dining table and chairs.

Bedrooms: Master Suite - in a separate private wing of the farmhouse above the library.Private space with high-vaulted beamed ceiling, feature fireplace, large flat screen TV and beautiful views across the lake and the Blackdown Hills beyond. Solid wood super king size bed + extra single bed located discreetly behind the chimney breast.
Luxury full en-suite bathroom: walk-in shower and elegant roll top bath, wash hand basin. WC.

First floor: accessed via oak staircase which leads up to an impressive vaulted landing.


Bedrooms: This floor is serviced by a traditional-style contemporary family bathroom with bath tub and overhead shower.
Bedroom 2: versatile bedroom suitable either for couples, as a twin option or to accommodate groups of 3. King size bed, single bed.
Bedroom 3: spacious bedroom with king size bed. Views of the back terrace. Airing cupboard with hanging space.

Bedroom 4: lovely classic Double bedroom. Flat screen TV and contemporary en-suite shower room.

Bathrooms: shared 1st floor family bathroom (bath tub with overhead shower).

Luxury Master en-suite with a walk-in shower and roll top bath tub.

Outside: Within the immediate surroundings of the Farmhouse, guests relax on the covered BBQ terrace or sheltered dining terrace. The shared landscaped grounds, extend to an Italianate courtyard with fountain, sweeping lawns, two magnificent lakes, streams, bluebell woods, rolling pastures and resident Koi Carp, Mallard ducks, grazing fenced-off sheep and three friendly pigs. Benches are dotted around the grounds.

Please be aware that Hutchinghayes has a 5 foot deep fountain in the courtyard and the property is surrounded by a private open plan garden of lawns which extend to the upper and lower deep water lakes. Because of the nature of the property, its grounds and its wonderful views, the lakes are not fully fenced off. It is not therefore suitable for young children; swimming, boating and fishing are not permitted and visitors are asked to take the utmost care when in the courtyard or garden.

Parking: features a garage and private parking spaces. Please note that due to limitations of parking at the property, day guests are permitted by prior arrangement with the property owner only.

Facilities and services: WiFi connection. Bed linens and towels provided. (no beach towels.) Arr/dep. for weekly bookings is Friday. Short breaks available. Private parking. Garden and balcony. Barbecue. Travel cot available. No smoking. Log fires, full laundry facilities and an iron and ironing board. There is also a personal welcome by the owner on arrival.
Security deposit: This property has a refundable Accidental Damage Deposit of £400, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur.

Please note: The estate also has a second holiday home 'Hutchinghayes Barn' (sleeps 4) and the Estate owner (who discreetly resides in a separate dwelling).


We rented both the farm house and the barn at Hutchinghayes for a large family celebration. We could not have been happier. Both the properties were perfect in every detail and we all enjoyed the sun lounge in the main farm house as our party room. However, the most enjoyable aspect was the stunning garden. Although it was very chilly whilst we were there (early April), we were fortunate that it didn't rain so we spent so much time exploring the grounds, walking around the lakes, feeding the ducks and geese and the children were highly amused by the pot bellied pig. We had the most wonderful weekend and would not hesitate to recommend Hutchinghayes as the perfect place to catch up with family and friends and to enjoy the peace and quiet in beautiful surroundings. I would also add that, as a family group, we have rented many holiday properties but Hutchinghayes has slotted in to our number one slot. We will definitely be back. - Susanna Teall
