Holly Cottage is a great base for families to enjoy the nearby historic market town of Totnes. The property is set in a small countryside hamlet called Hemsford just over a mile from Littlehempston. The hamlet is surrounded by lush green fields, picturesque country lanes and yet just only 3.5 miles from Totnes. Holly Cottage is a mid-terrace, converted stone barn. The property has a good sized open-plan kitchen/dining room, with a Esse range which heats the property and hot water, also acting as the real vocal point of the room. Vaulted ceiling and oak beams provide real character to the living room. Holly cottages provides spacious, living areas for the family to enjoy, even on a rainy day.The property has a good sized garden to the rear, benefitting from a patio with picnic table and barbeque, 9 steps lead up to a further grassed area, slightly sloped, providing good space for children to play. Within the communal areas of Hemsford, there is a shared rough (not maintained) tennis court, guests are welcome to use at own risk.

Stairs (with gate) from dining area lead up to First Floor - Double bedroom, king size bed (5'), Bedside Tables and Bedside Lamps, Chest of Drawers, Built-In single Wardrobe (no heating, portable plug-in radiator provided). Children's Bunk Bedroom, Freestanding single Wardrobe with two Drawers, collection of Children's toys (no heating, portable plug-in radiator provided). Family Bathroom, Bath with thermostatic Electric Shower, Sink, Wall mounted Cabinet and Mirror, W.C.

Facilities - There is a shared car park in front of Holly Cottage. Parking isn't allocated, you may park in any of the spaces. Parking for one car only. Changeover Day: Friday Arrival - 4:00pm - Departure 10:00am Security Deposit: This property has a refundable Accidental Damage Deposit of £200, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay. Power and Heat: Electricity is included. Some parts of the heating is run from the hot water tank and only available in the living room and kitchen. This can be heated via the Esse stove (logs provided) or the hot water cylinder. Portable plug in radiators are provided in the living room, double bedroom and bunk bedroom, no heating in the bathroom. Bedding and Linen: Bed linen and towels are provided for your stay (Please bring your own beach towels). Baby Equipment: Please bring your own travel cot and highchair, stair gate at the bottom of the stairs. Shop 3.5 mi Pub 1.1 mi. N.B  No smoking, Maximum of 2 pets; £25 per pet per week, Short Breaks Accepted in Low and Mid Season Minimum of 3 Nights. WiFi provided, no Mobile phone coverage.
