Situated in a most peaceful location within Exmoor National Park and close to spectacular coast and Moorland scenery. Rose cottage is a spacious annex wing of the owner's delightful detached cottage located in the small rural hamlet of Bridge Ball and overlooking Farley Water, a tributary of the East Lyn River that flows through the renowned beauty spot of Watersmeet ,  just a 20 minute riverside walk.  Close to the Brendon Valley and ideal for walking and riding (riding stables closeby) with easy access to The Two Moors Way and the Tarka Trail. A most wonderful location for those wishing to explore the untamed beauty of Exmoor with its abundance of wildlife including herds of red deer and Exmoor ponies,foxes, buzzards and pheasants.  A character riverside inn at Rockford is just a mile and a half and all the amenities of the beautiful coastal twin villages of Lynton and Lynmouth less than 3 miles.
The front door opens into a cosy character living/dining room offering lovely Exmoor hillside views and with a comfortable reclining settee and an Oil stove fire in stone fireplace for those cooler evenings.  A well equipped kitchen at the rear provides all you will need for dining in.  Wake up to delightful countryside views from the spacious bedroom on the first floor. Visitors are welcome to share the owner's delightful garden where Exmoor Red Deer can often be spotted in the surrounding hillsides.  You will receive a warm welcome from the owners along with their horses, chickens, ducks, Rambo the Rooster and their working dogs. The owners of Rose Cottage are happy to accept one well behaved dog (no puppies), however as the owners have four friendly, well behaved breeding gun dogs (3 Labradors & 1 Cocker Spaniel) they do ask that your dog is kept on a lead while sharing the garden until all the dogs are introduced to each other. No dogs are allowed upstairs or on soft furnishing.

Accommodation: Steps or level side entrance up to Ground Floor: Living/dining room with reclining settee, Satellite TV with basic package and DVD player. Kitchen with electric hob and oven, microwave, fridge/freezer, slimline dishwasher and washing machine. First floor: Bedroom 1 with King and TV. Bathroom with double ended bath, shower over bath, WC and basin.

Facilities and Services: Linen and towels. Oil CH. Wi-Fi Broadband. No smoking. 1 well behaved pet dog. Roadside parking 50 yds. Lockable storage available for cycles. Not suitable for children, but babies under 1 year old welcome, please bring your own travel cot. Short breaks available if taken between the changeover day and do not cross over two weeks. Arr/Dep for weekly bookings is Saturday (except in October & November when the changeover day is Sunday).
