Steps lead up to the front door, pass the front garden which is laid to lawn and many assorted and well maintained shrub borders. Clever designing utilizes the whole of the first floor as the living room takes advantage of the far reaching dune views. The ground floor comprises kitchen, bedrooms and bathroom.
A step up from the front door leads into the hallway with slate flooring and plenty of space for coats and shoes. The main bedroom is off to the right and comprises a super-king bed with zip ‘n’ link option to twins, two floor-to-ceiling built in wardrobes and large window with views over the front garden. A second bedroom is on the left of the hallway and comprises a double bed and matching cream furniture. Bedroom three has 3ft twin beds and a 37” wall mounted TV. The modern bathroom is spacious and airy with a deep doubled ended bath and separate large walk-in shower with seat, WC, basin with vanity unit and heated towel rail. There is also a handy separate WC adjoining. The end of the hallway leads into a spacious kitchen with a light and bright dining area extending off towards the garden. Two large velux windows, a side window and tri-focal doors make this an airy and pleasant social space both during food preparation and for groups of family or friends to enjoy quality meal times together. There is plenty of workspace and storage in the kitchen with built-in shelving units and cupboards. The tri-focal doors from the dining area open out into a fully enclosed garden and directly onto a paved area. Four steps lead up to a further suntrap patio with table and chairs, ideal for relaxing with a morning coffee or evening glass of wine. There is also a small lawn adjacent. From the hallway, stairs with pretty and practical LED lighting, lead to a surprisingly spacious and inviting lounge. Stunning views across to Braunton Burrows and the sand dunes of Saunton beyond can be enjoyed from the three large velux windows, whilst further windows along the other side of the room make this a light, bright and delightful environment in which to spend social time together. To the left is a more formal arrangement with sofa and two upholstered tub chairs, LED lighting, shelving, CD/cassette player, radio, books and a choice of board games. From here you can simply sit, enjoy the views and watch the sun set. The other end of the lounge is purely for comfort and relaxation with two large suede sofas – both with reclining chairs and footrests, occasional tables and if you can resist admiring the views, there is a 40” TV with Firestick.
All in all this is a great property to spend time with family and friends. Within a 15 minute flat walk to the popular village of Braunton offering a good choice of shops, pubs and restaurants and just a few minutes’ drive to a championship golf course and choice of stunning surfing beaches at Saunton and Croyde. A free parking permit for one vehicle at Croyde Down End car park is provided. The Tarka Trail which follows the course of the old railway line is also easily accessible from the village and is popular with walkers and cyclists (cycle hire also available nearby). The garage is available for storing surfboards, bicycles etc and the owners are happy for visitors to use wetsuits and body boards already stored there, although please leave these for future guests to enjoy on your departure.
