Access Statement

Maypool Cottage is situated at the end of a steep single track private driveway in the Hamlet of
Maypool situated on the outskirts of Galmpton, Brixham. Heating throughout the property is
provided by oil fired central heating radiators and there are also two wood burning stoves.
There is parking provided at the property with level access into the property at the rear. This area is
well lit at night by motion sensor lights.
From the rear the property is accessed across an external rubber mat, over a threshold 30mm high
and through a glazed doorway 730mm wide. This leads into a large tiled lobby area with a large
opening leading either side into the kitchen and dining area with a further glazed doorway opposite
the entrance, 730mm wide, leading to the garden area.
Large octagonal room on the ground floor with step free, level access from the lobby area. The tiled
floor continues into the kitchen that has a range of base and wall units with a wooden worksurface
at 920mm high. Belfast sink is 870mm above the floor and 170mm deep. There is an electric aga
with gas hob for cooking, two dishwashers (one slimline) and a large fridge freezer, highest shelf
1780mm/lowest shelf 1080mm in the fridge and lowest drawer in the freezer 360mm. This area is
well lit by halogen lights and natural light, having three sides glazed offering views over the garden
and lake across to the river. Pine table provided – 650mm from floor to lowest point of table
(underspace), 750mm high and 4 pine chairs with seat pads and no arms.
Washing machine and tumble dryer are housed in a separate utility room.
Dining Room
Double door 1160mm wide entry from the lobby area with an oak floor laid with a large dining table
and eight high backed chairs with padded seats and no arms. Centre chairs have restricted depth as
the table is supported by a central plinth. Table underspace is 680mm from floor, 740mm high. Lit
by a range of wall lights and also by natural light.
Large opening leads directly into the lounge area.
Level access from the dining area into a large spacious room; oak flooring continues. Furniture
comprises two sofas and two coordinating armchairs and movable footstool. There is a selection of
moveable glass topped side and coffee table, Low level TV unit housing the flatscreen freeview TV
and DVD player. This area is lit by a range of wall lights and one bar of3 spot lights. Glazed French
doors 1500mm wide lead out on the decking and a further two sets of glazed French doors lead into
the conservatory. Another two sets of glazed French doors 1200mm wide open into the second
lounge with a glazed door 740mm wide leading into
Bedroom 3
Situated on the ground floor leading directly off the lounge with carpet flooring laid. The room is
furnished with a double divan bed with mattress at 650mm high with a bedside cabinet and table
light to one side. There is also a fitted dressing table unit and one wall has a range of built-in storage
cupboards. There is a curtain in place for use across the glazed door and partition for privacy.
Second Lounge
Accessed form the lounge, or conservatory this second lounge provides an ideal relaxation room
furnished with two sofas and side tables with a feature log burning stove

Utility Room

Three sets of glazed French doors lead into the large conservatory stretching the length of the property with a tiled floor laid. Full glazed windows offer fantastic views with a set of glazed French doors leading out onto the front garden area. The room is furnished with a round dining table and six chairs, moveable conservatory furniture of a two seater sofa and two chairs and a full size table tennis table.
14 carpeted stairs lead from the second lounge to the first floor with split level landings leading to the bedrooms and family bathroom
Master Suite
Door 720mm wide leading from landing into the spacious master bedroom with a carpeted flooring laid. Double divan bed with mattress at 650mm high, a separate single bed to provide flexibility, dressing table. Glazed french doors 1650mm wide lead out onto a paved balcony around two side sofa the room. Door 740mm wide leading into the ensuite bathroom and dressing room with a continuation of a carpeted flooring. En suite comprising of a bath set into a tiled surround, WC, bidet and pedestal washbasin with mirror over.
Bedroom 2
Door 740mm wide into bedroom 2 with carpeted flooring laid. Double divan bed with mattress at 650mm high with bedside cabinets, built in storage cupboard. Glazed French doors lead out onto balcony
Bedroom 4
Door 740mm wide leading into bedroom with carpeted flooring laid. Furniture comprising of two single beds, bedside table, chest of drawers and a built in open wardrobe and storage area.
Family Bathroom

The garden is laid to lawn with mature borders leading down to the edge of the lake. Please note that there is no fencing around the lake. Leading directly off the property is a decked terrace on two sides with a 'sunken' BBQ area. Pathways lead from the property to a woodland walk around the lake and to the waters edge of the River Dart

Maypool Cottage is right on the edge of a lake and has fabulous water views across the to the river Dart.  Just half a mile upstream from Dartmouth, the property has plenty of outdoor seating with stylish wooden loungers on the lawn and table and chairs for alfresco dining.

A very spacious, grand property with four bedrooms accommodating eight guests and one dog. The large lounge has the benefit of French doors leading into a spacious conservatory which extends the entire width of the cottage with further French doors opening onto the garden.

There's a second reception room on the ground floor, a spacious kitchen dining area which also has access onto the garden. The very useful boot room/utility is a good space for keeping wellies and for drying off a damp dog!

This lovely holiday cottage is close to Greenways, former home of novelist, Agatha Christie and now under ownership of the National Trust. The only traffic you're likely to hear are the ferries which motor up and down the river and the steam train which chugs  down to Kingswear. The Dart is one of the most unspoilt estuaries in the country and Maypool Cottages is in the perfect position to make the most of the seclusion.

Guests are met on arrival by the Cottage caretaker to be shown around the property and to answer any questions.

Accommodation: ground floor double bedroom, staircase leads to first floor and the further three bedrooms.  Master bedroom: substantial sized bedroom with french doors leading out onto a balcony, views over the River Dart, his and hers walk-in wardrobes and an ensuite bathroom. Bedroom 2: double bed to the front with access onto the balcony. Bedroom 3:  twin bedroom. Family bathroom.

Outside: The garden wraps around the front of the property, laid to lawn with a sunken BBQ area and edged by the large lake on the banks of the River Dart. A footpath leads around the banks of the lake, taking in the breathtaking viaduct, built in 1860 by Isambard Kingdom Brunel as part of the former SDR/GWR railway from Newton Abbot to Kingswear. This now takes the steam train between Kingswear and Paignton, leading back around to the banks of the river.

This property has a refundable Accidental Damage Deposit of £350, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Maypool Cottage is a wow location. With the Maypool, (freshwater, small lake) in front of the house and with your own walk around the Maypool. Daily you can watch swans, Canada geese, wild fowl, and all manner of birds and wildlife on your doorstep. The River Dart is also next to the cottage with views towards Dartmouth itself. You have to know that the house is a ferry crossing to Dartmouth being on the opposite side (ie Paignton) and down a long and winding road/track with no shops/pubs/restaurants in walking distance. For us, that was a plus as the waterside location is stunning. The local steam train passes now and then during the day and is a treat to see. The house is large and well appointed and the table tennis a bonus for family fun. We wanted for nothing during our stay and felt very comfortable, but if you're looking for state-of-the-art, stylish rooms and bathrooms this place is not for you. The caretakers were helpful and informative. We did the steam train/river cruise which is well worth the money. Our family trip with dog was everything we hoped and we'd like to return to Maypool Cottage one day. February 2019

What a beautiful house and surroundings. This is a perfect location for a family gathering. We rented it over the Christmas period and viewed the magical Paignton to Kings Weir Christmas steam train across the viaduct close to the house, and twinkling through the trees. The downstairs interior is large, with plenty of separated areas. The kitchen is large with plenty of oven space. We had a fabulous time. The housekeeper lives next door and was always quick to respond to small matters. December 2018
