Access Statement

Entry
You will access along Newcomen Road and take the next right into Swannaton Road. This property is on the right side of this road. 
There are 26 stairs to the entry. There are 7 more stairs to access into the property. The doorway is 80cm wide with one step which is 17cm high.
The entrance has 3 ceiling lamps and 2 table with a lamp, one of them at the end of it.
Laundry room
The doorway is 66cm wide and it has 1 ceiling lamp.
There is 1 washing machine and 1 freezer.
Dining room
The doorway is 80cm wide. There is a 2 seater fabric sofa, it is lit by 1 ceiling lamp as well, there are 2 lamps and 1 window. There are 2 radiator and 1 log burner.
There are 2 book shelves, which has a flat screen TV.  There is a chest of drawers, which is 86cm high. By the window, there is a wooden table with 4 chairs and a bench.
Kitchen
The doorway is 74cm wide which has one step 8cm high. The kitchen has 6 downlighters and 1 window. There is a hob, oven and fridge.
On the corner there is a door to access to the garden.
Living room
The doorway is 79cm wide. It's lit by 1 ceiling lamp and two coffee tables with lamp on the corners. On the right, it has a bookshelf.

Overview

In an elevated position with panoramic views over the River Dart, Melbrake Cottage is a spacious period property with wooden floors, original fireplace and large bay windows which let the light flood in.

The delightful garden is a real feature of this three bedroom holiday home. The lawned area to the front has extensive views across the river and up to Greenways, former home of Agatha Christie. Sun loungers and bench are placed to make the most if the views and the sunshine. Alongside is a paved terrace with table, chairs and a barbecue, plenty of seating for all the guests, perfect if you want 5 minutes ‘me’ time away from the family! Please be aware the rear gardens are not available to guests.

Melbrake is a beautiful period three bedroom property sleeping 6. All bedrooms are spacious with fabulous river views. Relax and sit in the conservatory and take in the views or get out and about… it’s a 10 minute walk to Dartmouth Castle and the town is a short stroll away for shops, cinema, cafes, restaurants and the quay.

Accommodation:

Kitchen: country style with microwave, dishwasher, built in double oven with six ring ceramic hobs, extractor hood and fridge. Plenty of storage space.

Dining room: large windows, wooden family sized dining table for six people, electric fire place, two seater grey sofa, CD player, small flatscreen TV, vintage display side board.

Living room: large two seater sofa, armchair, flatscreen TV, DVD player. Conservatory: wonderful views of the River Dart. Wicker two seater sofa, arm chair, free standing chair, side table and a coffee table.

Utility Room: washing machine, tall freezer.

Bedrooms: Master bedroom: large windows, super king sized bed, 2 bedside cabinets with lamps, built in wardrobes, secret door to the bathroom, ottoman, chest of drawers, full length mirror.

Bedroom 2: double bed, bedside cabinet and lamp, gents wardrobe.

Bedroom 3: Suitable for children, two single beds, bedside cabinet with a lamp, vanity unit with seat and a build in wardrobe.

Bathrooms: bathroom 1: walk in shower, electric towel rail. WC. hand basin, wall mounted vanity mirror, wall mounted corner unit with a mirrored front and shelving inside.

Bathroom 2: family sized bathroom, ensuite for the master bedroom (connected by a secret door!) Bath with a connected shower head, WC. basin, wall mounted mirror, electric towel rail, wall mounted storage cupboard.

Outside: garden surrounds Melbrake Cottage. Lawn with bench and sun lounger, paved area with wooden table and chairs. BBQ. Please be aware the rear gardens are not available to guests. 

Parking: Roadside parking in the surrounding area

Please note: sun house is unavailable to guests. The garden is large and we ask that guests do not leave children unattended in the garden.

Facilities and services: WiFi connection available. Maximum of 1 pet accepted, £25 per pet per week. Bed linen and towels provided. (Beach towels not supplied.) Arr/Dep. For weekly bookings is Friday. Short breaks available in low and mid season (min. 3 nights) 0.1 mile from the coast. 0.1 mile from the nearest pub. Large garden. 4 star rating.

This property has a refundable Accidental Damage Deposit of £250, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

There is so much to do in Dartmouth but narrow roads make even short journeys time consuming. However, the location and the natural beauty has so much going for it.

The property in an ideal location as long as you are happy with steps, however without steps you don't get the elevation and the amazing view Melbrake has from the back garden and patio doors which is amazing. Lovely big house shared between 5 ladies, would love to stay again.
