Access Statement

Riding Light is a Duplex Apartment situated on the second floor of a detached Villa.  There is parking available at the property in the form of a garage which is 4400mm long x 2225mm wide plus a parking space in front of the garage.  The apartment is accessed directly off Fairview Road through a wrought iron gate down three steps and along a short pathway leading to the front door.

Entrance
Door 800mm wide into the property with coir matting underfoot.  Six carpeted steps lead up to the spacious landing area with doors leading to the living accommodation with a further staircase leading to the top floor.

Kitchen
Door 800mm wide into the kitchen with vinyl flooring laid.  The kitchen includes of a range of base and wall units with appliances comprising of an electric oven with gas hob over,  dishwasher, washing machine and fridge freezer with worktops  at 920mm high.  A folding table and 3 stools is also available.

Bathroom
Door 760mm wide leading into bathroom with a vinyl flooring laid.  The suite comprises of a panelled bath with shower over and shower curtain, low level WC, washbasin in vanity unit with large mirror over, radiator towel rail and central light fitting.

Lounge
Door 780mm wide leading into the lounge with a carpeted flooring laid with a large central rug.  The furniture comprises of two large sofas plus additional wicker chairs, two moveable wooden coffee tables and side tables, feature fireplace with inset electric fire with shelved alcoves to either side housing flatscreen Freeview TV with DVD player.   Lighting is provide by wall light and two standard lamps.

Door 680mm wide into Cloakroom with a vinyl flooring laid.  Low level WC and wall mounted small washbasin.

Dining Room
Door 760mm wide into dining room with a carpeted flooring laid.  A large extending table with eight chairs provides dining facility with further furniture of 2 low metal sideboards and a steamer lounger located in the bay window to one side.

Door 780mm wide into bedroom 3 with exposed painted floorboards with 2 small rugs.  The furniture comprises of two single beds and a small chest of drawers – this room is more ideally suited for the younger guest.

Bedroom 4
Door 780mm wide into bedroom 4 with a carpeted flooring laid.  Spacious twin bedroom with furniture comprising of  twin single beds with beside cabinets and a chest of drawers unit.

Shower Room

Description

Former vicarage to St Saviours church in Dartmouth, Riding Light is a two storey apartment with fabulous views over the rooftops to the River Dart. Light and spacious accommodation with high ceilings and large reception room with feature fireplace,  four bedrooms, fitted kitchen and dining room, this holiday apartment can comfortably accommodate 8 people.

 

South Devon is famous for its fabulous beaches, seaside towns and villages as well as some of the finest stretches of coastline in the country. The South Hams is renowned for having some excellent food producers too with Salcombe Gin, Sharpham Cheeses and local seafood… from the crabs which are landed at Salcombe and Dartmouth  to the mussel and oyster beds of the Yealm and Avon estuaries… If you enjoy your food it's worth coming to Dartmouth in October for the annual Dartmouth Food Festival, a free, three day event which takes over the town.

 

Accommodation: ground floor: kitchen: breakfast table, gas hob, electric over, washing machine, dishwasher, fridge/freezer, microwave. Living/dining room: feature fireplace, table and chairs for 8 guests. Master bedroom: Kingsize bed (5'), chest of drawers, bedside tables, wardrobe, views over Dartmouth. Bathroom: bath with shower over, basin, WC. Cloakroom WC, basin. First floor: Bedroom 2 Kingsize bed (5'), chest of drawers, bedside tables. First floor: Bedroom 3:  Twin beds (3'), chest of drawers. Bedroom 4: Twin beds (3'), chest of drawers, bedside cabinet. Bathroom 2 Shower, WC, basin.

 

Outside: there is no garden to the property.

 

Parking: garage for one car plus space at the from of the garage to park on small car.

 

Security Deposit: This property has a refundable Accidental Damage Deposit of £350, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

 

Facilities and services: WiFi connection available. No smoking. Sorry no pets. Bed  linen and towels provided. (Beach towels not supplied.) Arr/Dep. For weekly bookings is Saturday. Short breaks available in low and mid season minimum 3 nights. 0.5 miles to the beast shop, 0.5  miles to the nearest pub. 4 miles to the coast. Garage and Parking. 4 star rating.

We had a lovely stay. Riding light has lots of space which we really appreciated. It was a little frustrating to only have 1 towel per person though as we had to buy some hand towels. Lovely place. Great view.

Large rooms lovely views very central to Town. There is some uphill to reach the property so not for people with walking problems. Several Historical Buildings within easy reach and a ferry service which runs very efficiently. Coastal walks and beaches to visit. Plenty to occupy all the family including lovely cream Teas and delicious ice Cream !!
