Maypool Cottage is a substantial property located on the banks of the beautiful River Dart and on the edge of a large lake. The property is situated in an idyllic location, half a mile upstream from Dartmouth and within a stone's throw of the Greenway Estate, home of Agatha Christie, with the only traffic being the passing boats on the River Dart and the Steam Train that travels by, across the viaduct, on its way to Kingswear. The River Dart is undoubtedly one of Britain's most beautiful tidal estuaries, which springs from the heart of Dartmoor and flows south, through the charming and unspoilt South Hams region of Devon.
Upon arrival at Maypool Cottage, you will be greeted by the resident Estate Caretaker who will show you into the property. The cottage offers very spacious accommodation comprising of a large lounge with french doors opening into a sizeable conservatory running the length of the property, with further doors opening onto the garden, laid to lawn in front of the property leading to the lake. Also on the ground floor is an additional reception room offering an ideal place to sit, relax and read the latest novel whilst enjoying the tranquil environment, a large dining area leading to the kitchen with access out into the garden and benefits from a ground floor double bedroom. There is also a Utility Room to the rear, an ideal area for drying clothes, keeping muddy boots and for bringing dogs into the property .
A sweeping staircase leads to the first floor and the further three bedrooms. A commodious master suite takes centre stage comprising of a substantial sized bedroom with french doors leading out onto a balcony with a view over the River Dart, his and hers walk-in wardrobes and an ensuite bathroom. A double bedroom to the front also benefits from access out onto the balcony, with a further twin bedroom and the family bathroom to the rear.
The garden wraps around the front of the property, laid to lawn with a sunken BBQ area and edged by the large lake with the banks of the River Dart within touching distance. A footpath leads around the banks of the lake, taking in the breathtaking viaduct, built in 1860 by Isambard Kingdom Brunel as part of the former SDR/GWR railway from Newton Abbot to Kingswear, now taking the Steam Train to and from Kingswear to Paignton, leading back around to the banks of the river. Parking is available to the rear of the property.

Had a lovely christmas week in Maypool Cottage. Superb location, loved being serenaded by the wildfowl during the day and the spooky seals at dusk.Had sun, torrential rain, a real thunderstorm, but managed to get in some lovely local walks. One of THE best holidays!
I really think that this was one of the best holidays I've ever had. The location of Maypool Cottage is, of course, absolutely gorgeous and the house itself is huge and comfortable. This holiday was one of simple pleasures including canoeing, sailing, swimming and loads of table tennis. It was so relaxing just to sit quietly and read, with that lovely view to look up at. The stream training going past and tooting added to the whole experience. It was lovely spending such a happy week with family (with ages ranging from 15 to 81 years). Great place to stay - bring a small car for the narrow lane!
Becky and Marcus,the caretakers at the cottage, made our stay even better. (Might be an idea to get the window cleaner in to do the windows inside however). Only one problem concerning the lake. We were told not to allow the dogs in the lake so as to not upset the wild life, no fishing etc which we adhered to diligently only to find that when friends of the owners arrived at the boathouse they kayaked on the lake for hours (talk about double standards) - try explaining that to two little children. Perhaps you need to explain that the lake is for owners use only in future, never mind the swans!Anne from Kent - 23rd July 2016

We were so pleased that the house looked just as it did on the internet even better in fact . We had a lovely stay and was nothing we were disappointed with . There were 4 generations of us and it suited all I would like mention that the house did feel like it was a work in progress for letting out, As the downstairs bedroom was not really ready to use ad a proper bedroom. And the room with 2 singles were really only suitable for children . This did not hamper our stay , but it might put us off from booking again as we wouldn't expect the person staying in the big bedroom to pay the same as using the downstairs room . A wonderful house - very large and well equipped and spotlessly clean. The grounds are beautiful and very relaxing. Just one niggle. The master bedroom needs a proper en suite with shower cubicle. The ceiling is too low to use the shower in the bath. Also there is not one clock in the whole house and neither is there a full length mirror. Comfortable, relaxing winter break
Visiting Maypole at Christmas meant that enjoyment of the outdoors was based on brisk walks in the woods and along the shoreline, or the invigorating climb up the valley into Galmpton. All of which were delightful. Indoors the house was spectacular - light, bright, warm spaces with wonderful views, a wood-burning stove and a spacious kitchen and dining room for Christmas dinner. Marcus the caretaker gave us a warm welcome and had a fire going and a lovely Christmas tree decorated for our arrival. A wonderfully relaxing break in an idyllic location.
Maypool Cottage is a wonderful house in a truly magical location. We had a fabulous time walking the lake trail, watching the birds and enjoying all the comings and goings of the river. Our daughters simply loved the swans and cygnets, ducks and ducklings and spent many an hour crabbing on the river bank. We ventured out a few times to enjoy the local area but didn't want to stay away long as it really is such a special place to be. Beautiful setting for a relaxing holiday
We were speechless when we arrived at the beautiful setting of this house. We were very fortunate to have a glorious week of sunshine, and the surrounding lake, estuary and woodland walks made it a perfect location to wind down and relax for a week. There is a lovely private woodland walk around the lake - takes about 10 to 15 minutes - and also direct access to the estuary and woods which the dogs were very excited about. As mentioned, we took our dogs with us, and we found that the house has a direct pathway which links with the Dart Valley Trail (up a fairly steep incline) which was ideal for long walks. We could get to the ferry at Greenways in about 35 mins. and Kingswear in just over an hour, with the vast majority of the walks being on woodland paths and hills that meant the dogs could be free to run without the worry of traffic. The house itself had better facilities than we had expected with a separate downstairs toilet and an additional toilet and shower room also on the ground floor. The master bedroom suite was fantastic with a huge en-suite and his & hers walk in wardrobes. The only minor criticism we could make was that there were cobwebs and spiders on the ceilings in many of the rooms, and some of the windows were in need of a clean to make the most of the fantastic views, but apart from these minor things, the house was very clean and tidy. Maypool Cottage was a wonderful house for us as we were celebrating several special occasions with our family during the week. The weather was very wet which meant we spent more time in the house which in a way was a nice bonus and provided some relaxing time whilst watching the wildlife on the lake. A piece of heaven..
I loved the look of Maypool Cottage when I saw it online, but golly, did it exceed out expectations! Difficult to describe its beauty and tranquility. Once we got there we only left to get provisions because we were so entranced by the bird life on the lake - the swans with their cygnets, and the occasional precious glimpse of a kingfisher, plus the lovely gardens and the comings and goings along the River Dart. The caretakers, Becky and Marcus are very helpful and knowledgeable about the local area. Would not suit people looking for wild night life, but there are plenty of interesting places to visit which are close by suitable for families, and when we visit Maypool Cottage again we may tear ourselves away to do that. Fabulous location - spacious, well appointed and well equipped
We spent a great week here. The house is large and light. The views from all of the rooms at the front of the house are brilliant and change through the day, regardless of whether you are looking at the mill pond or the Dart.. The beds are simply the best we have ever experienced in a holiday let! To make the most of our time we rented a boat. This puts a whole different dimension on how you experience the area. Breakfast in Dartmouth, afternoon tea in Diittisham, evenings crabbing at Stoke Gabriel, the choice is yours, so long as the tides are in your favour. There is plenty to do local to the house, provided that you are ok with going up and down steep but short hills. Greenway is just half an hour away over the hill. You can pick up the Dart trail by climbing the hill on the far side of the lake. The caretakers, Marcus and Becki, are brilliant. Very helpful and proactive, they sorted out a number of little things for us that just made our stay that little bit better. They are a great asset.The Guildford Chadwicks - 2nd August 2014
Peaceful and relaxing. A wildlife haven on the lake.
The setting at Maypool Cottage couldn't be more idyllic. An incredible spot for watching the wildlife on the lake and the boats putter up and down on the river. The house is nice and spacious with great views and the beds are very comfortable. Caretakers were very friendly and approachable and did their best to solve any problems that arose. The house was billed as 'top notch' however it is not without a few teething problems as I believe we were only the second guests to stay here. The resident caretakers are aware of these issues and will hopefully be sorting them out for future guests. We would book this again if there was simple access to a boat (with an engine) from the house. As Maypool Cottage is quite isolated it would be a perfect solution for messing about on the river.Charlotte Durham - 12th July 2014
