A quiet retreat for couples, close to the sea, and yet in a peaceful location away from the throngs of holidaymakers, Warren Roost is a former hayloft which has been converted to an open-plan studio-style property. Situated within a mile of the harbour village of Cockwood and 1.5 miles from the beach at Dawlish Warren on Devon’s south coast, you’re never far from a day at the beach.

A cosy holiday studio, guests approach Warren Roost via a set of external steps which lead onto a decked seating area and on to the front door of the single-storey property. With everything all together in one space, including the lounge, kitchen, dining area and bedroom, it is ideal for spending some much needed time together. The exposed stone walls and beamed ceiling ensure that the property retains the authentic feel of a farm cottage, whilst the TV/DVD ensures that guests can keep up with their favourite programmes and enjoy a late-night film snuggled up in bed. On summer evenings, sit out with drinks on the decking and enjoy views across the fields to the sea.

The position of this property allows guests to easily step out and walk to the village of Cockwood, where they can watch the comings and goings of boats on the Exe Estuary before retiring to one of the village’s two welcoming pubs. Or follow the footpath around the coast and cross the sand dunes at Dawlish Warren, home to a host of seabirds and coastal wildlife. 2.5 miles south of the property, meanwhile, the resort town of Dawlish has a golden sandy beach and a good choice of places to eat.

Lovely place to stay. The location is perfect, a short walk to the Anchor Inn and a 20 min walk to Dawlish Warren. The welcome cream tea was a nice touch, the accommodation is homely, clean and comfortable. Well equipped kitchen and a lovely outside area. We cant wait to return.

Ideal place to spend a holiday with birds using the feeders and lovely views from decking excellent place to sit in the sun and also an added bonus seeing the trains go by the and watching the boats sailing on the river Exe. Sad to leave at the end of our stay

We arrived to find a beautifully equipped cottage. Extremely comfortable and clean. It was lovely to be staying at the farm as it was so peaceful and quiet. Also, finding a delicious cream tea on arrival was a very nice touch. This is our second visit and will definitely be repeated.

Excellent accommodation. Really well set up. The views from the deck just perfect. Beautiful position. Really had a great stay. The accommodation was so lovely. The owners were thoughtful of what was there and the bird feeders right outside were fun to watch. Thank you Mr and Mrs Weeks. Watching the cows and their calves added to it all.

Very comfortable property, great location, ideal to leave the car and explore the area by train, pleasant walk to station and great views from the train. The property is well equipped, although the shower cubicle could be rather snug for tall or broad shouldered people. Nice walk to nearest pub

Lovely cottage with countryside views. Compact but offering everything you would require and comfortable. Well equipped with a good supply of crockery and glassware plus pots and pans should you wish to cook. We were also delighted with the DVD and book libraries and the literature detailing walks in the area. Small decked terrace was a real bonus Read moreeven if the weather didn't lend itself to sitting out much. A small plumbing issue arose but was sorted out by the owners very swiftly. Thank you Hide

Had a lovely week in this very comfortable cosy cottage. Enjoyed the welcome pack thank you, it was a nice touch. Ideally situated for outing to local attractions and was in walking distance to Dawlish Warren. Lovely view from the balcony which took in the Exe estuary, cows and geese in the field opposite. Superb location if you are a lover of rural wildlife peace and quiete and trains. Cottage is very well equipped and the hosts very friendly and helpful Nice views from the deck across the estuary and the surrounding fields. The family of foxes playing was an added bonus. Overall a perfect location to unwind. 2 good pubs within a 15-20 min walk and Read moredog friendly beaches in Dawlish Warren. We don't tend to return to the same place but would certainly consider Warren's Roost again Hide

Lovely scenery, and a perfect location to relax or explore. Cottage was very nice the only downside was it was not for light sleepers has the fridge is in the same room as the bed and kept waking us up in the night when it came on.

Lovely snug cottage in great setting surrounded by fields, beautiful cows. In the distance you can see the trains passing. We were lucky enough to see the Mallard pass the driver slowed down so people could take photos. We had trip to Penzance by train which we would highly recommend also having a meal at the Smugglers Inn Dawlish. A beautiful quiet compact cottage set in a lovely location within easy walking distance of 2 quality pubs & Dawlish Warren beach front. Freshly baked homemade scones & milk on our arrival to the cottage were a lovely touch.

On arrival we were made very welcom with scones, jam and clotted cream. We had to keep our dog on a lead as the farm was not secure and they had cows there, to be aware of. Please note this is not a criticism!! Mainly if visitors have young dogs it is something to be aware of.

Sorry to say cleaning standards have dropped significantly. Every plate or piece of cutlery we used had to be washed before hand. The teaspoons were so badly stained we had to soak and scrub everyone. Also there were cobwebs everywhere.
