This beautiful converted barn nestles at the top of a gently sloping field overlooking an idyllic lake, has been lovingly fitted and furnished, and provides a relaxing break for couples and families.

Set in rolling Devonian hills, 13 miles from Tiverton and 15 miles north of Exeter, this sweet little nest is perfect for families keen to experience the delights of the South West. Surrounded by Exmoor, Dartmoor, the Quantock and Blackdown Hills and the sublime Jurassic Coast, there's a wealth of excellent walking and fabulous scenery to be discovered. The Black Dog Inn (3 miles) has wonderful views of Dartmoor and is on the Two Moors Way, a coast-to-coast walk through divine countryside.

Inside the converted barn you'll find a beautiful blend of rustic comfort and contemporary craftsmanship. The open-plan lounge/kitchen/diner has glorious green views, oak beams and two lavish leather sofas. After long days of seaside, sightseeing and shopping, sink into a steaming bath, while another member of your party prepares the salads and drinks for a summer evening BBQ. At the end of the night, climb the short flight of steps into the delightful king-size and twin bedrooms, and drift into starlit dreams of discoveries yet to come.

Explore historic Exeter (15 miles), with its 12th-century cathedral, medieval tunnels, Crealy Theme Park and Zoo and the charming bistros and boutiques of Gandy Street. Lawrence Castle (20 miles) is a fairy-tale tower with stupendous views and wonderful circular walks. Exmouth (31 miles) is the gateway to the Jurassic Coast, and one of Devon's oldest and most picturesque seaside towns with excellent festivals, seafood and walking and cycling trails. Dawlish (31 miles) is famous for its black swans and seafront railway, part of the wondrous Riviera Line, while Sidmouth (35 miles) has striking red cliffs and two beautiful beaches. Exmoor Zoo (32 miles) is a superb conservation park with otters, cheetahs, wolves and meerkats.

We had a lovely holiday in this very comfortable barn. It was very well fitted out and furnished a real home from home. The owners were very friendly but not intrusive. Lots of green space and a wonderful hot tub to relax in.

We wanted a relaxing getaway from the city life in a rural location and this offered the perfect destination. It is situated in rural Devon amongst picturesque hills. Whilst this is in a secluded rural area, the property is modern and benefits from all the necessary comforts. The hot tub was an absolute delight. Excellent converted barn with amazing views and facilities. The accommodation was spotlessly clean, quiet, comfortable and private. Loved the hot tub. The views of the Devon countryside were fabulous and the property had everything need3d for a relaxing stay. Would definitely recommend. Thank you for a great stay.

We had a lovely stay over Christmas. Has everything you need. Super comfy beds, soft bedding and towels, super clean. Looked seeing the ducks on the pond every morning. What a gem of a find! Set in an idyllic location off the beaten track (literally) in a very tranquil and beautiful location - just what we needed for a few days away from the city! The barn was fully equipped, clean and spacious and we enjoyed every second, especially the hot tub! Thank you for a wonderful stay - couldnt recommend highly enough!

Great property in quiet farm location. Local community convenience store nearby but anything more is 20-30 mins away so good planning required. Jacuzzi is a dream especially for star gazing. Very comfortable beds and good kitchen facilities. Nice to be away from busy roads and see clear skies.

A truly wonderful week at Binneford Farm! We had a great week exploring Devon, from Paington Zoo, to Diggerland, right up to Woolacombe. We had some lovely meals out at the London inn and also the lamb inn! Delicious The hot tub was the perfect touch, as were the surroundings of natural beauty! The views are really worth it. A beautiful & relaxing location nestled in the heart of Devon. The accommodation was a superb barn conversion, fully equipped for a self catering stay, which also included a BBQ & a luxury Hot Tub. The family owners were lovely & greeted us upon arrival. We had an absolutely wonderful time staying at the Barn, it's a good size, bright. Plenty of space to enjoy a tranquil stay. Idilic location for a relaxing break. Mandy and Mike are perfect hosts, on hand if needed but not intrusive. The barn is set in gorgeous grounds, inside is spacious, modern and extremely clean. BBQ and hot tub were the icing on the cake. I wish I couldve stayed longer than the week!

The Barn was immaculate inside and outside . The owners got the property ready for us with only a few hours notice and were extremely welcoming. Nothing was too much trouble, a beautifully quiet spot, ideal for exploring the countryside on foot, or further afield by car. The hot tub was fabulous for relaxing after walks it days out
