Located in one of the most popular areas of the picturesque coastal village of Lynmouth, this property offers wonderful views of the East Lyn River which cascades down to Lynmouth harbour and flows into the sea. making it a superb base from which to enjoy the delights of North Devon. It’s also ideal for walkers with coast, country and riverside walks available directly from the property including the spectacular riverside walk up to National Trust Watersmeet.

This delightful property has been finished to a high standard with quality furnishings throughout and presented in an attractive, contemporary country style whilst keeping much of the original character. The front porch leads directly into the cosy living room with a corner suite and armchair surrounding an open fire - ideal for cosying up in the cooler seasons. At the rear of the property, a well-equipped and stylish kitchen with a dining table that seats 6, all you will need for a self-catering break and from here, a rear door leads out into small courtyard with outdoor seating for alfresco dining as well as access to a utility area. The bedrooms are on both the first and second floors. On the first floor a pretty and very spacious double bedroom overlooks the river with TV and has en-suite facilities. A further attractive twin room is also on this floor with TV and a spacious shower room adjacent, including a large walk-in shower. On the second floor, a single room with sloped ceiling and views of the surrounding woodlands make this a perfect little hideaway.

Just a short stroll along the river brings you to the amenities of the village including individual shops, welcoming cafes and restaurants and the famous water powered Cliff Railway that takes you up to the pretty twin village of Lynton with its shops and cafes. Surrounded by the magnificent splendour of Exmoor with its deeply cut wooded valleys, fast flowing rivers and wonderful fauna and flora including red Exmoor deer, visitors can explore this wonderful landscape by foot, on horseback, by car or on an Exmoor Safari. This lovely cottage offers everything you would need without having to use the car. For those who wish to venture further afield, picturesque sandy coves, pretty villages and historic market towns are in abundance and the beautiful beaches of Woolacombe, Putsborough and Croyde are all within 25 miles.

No 17 is the most beautiful house in the best of locations, with great showers! We stayed in mid January so expect the weather to be cold but not the house itself. When we arrived it was 13 degrees inside and never got above 17 degrees the whole time we were there. The thermostat was controlled remotely and the owners did reset it from 12 to 21 degRead morerees at our request, but the house must have been cold/empty for so long before we arrived it never really warmed up. We did buy fuel for the fire which helped a bit. We were out most of the day and it would have been lovely to return to a cosy house in the evening. I fully recommend this property in the warmer months but not in the winter I'm sorry to say. Hide

We were a party of 4 adults and No17 was perfect for our weeks stay in a great location handy for both Lynmouth and Lynton . Well equipped kitchen , cosy lounge and bedrooms, 2 great shower rooms . Enclosed garden at back and front safe for dogs. Recommend the Crown Inn at Lynton lovely food and hospitality . The Village Inn for drinks .

Lovely comfortable and well equipped cottage, in a perfect riverside location. We had our dog with us so the garden was perfect and secure for her, also the dog treats and poo bags were greatly appreciated.

Amazing cottage with everything you could need for a self catering holiday! Super comfortable beds, incredible shower pressure (we couldnt stop talking about it!) and very well equipped kitchen. We loved our stay and cant wait to come back!

Just stunning, great location for walks and to the village and the village of Lynton. Loved it, everything you need, so clean, bathroom is gorgeous! Would definitely book again.

Weve stayed at Number 17 twice before and again it didnt disappoint. Location is amazing. Great to be able to leave your car parked up for the week and do brilliant walks straight from the door. We were lucky with the weather, but think if it was colder parts of the house might feel cold for some people.

Lovely cottage, really well appointed and equipped. Comfy beds, quality fixtures and fittings. The utility room is a good addition. Everything you could want in a holiday home. Parking in the road outside the cottage can be tricky at times but we just parked further along. Just check opening/closing/serving of places in Lynmouth. Also no supermarkeRead moret in Lynmouth or anywhere to get fresh produce/supplies, you have to visit Lynton which is up the hill. Hide

Lovely cottage. Very well equipped, lots of very nice touches. The washroom/boiler room at back wonderful for drying out walking gear. We loved it.

Great location with beautiful views of the river; lovely courtyard at the front to sit and enjoy the sunshine. The house is well equipped, with some lovely features including nicely furnished bathrooms, very comfortable beds and lovely bedding. The property provides great value for money and we had a lovely stay!

A lovely cottage in a beautiful location. Comfy beds, nicely furnished and a well equipped kitchen. The front garden is a sun trap and a lovely spot to relax and listen to the river.
