This spacious wing of an attractive 18th-century farmhouse is located in a pretty Exmoor hamlet, close to the village of Parracombe and equidistant to the popular Exmoor coastal villages of Lynton and Combe Martin. This lovely property is very comfortably furnished and is ideal for families with great amenities including three bedrooms and four bathrooms and with a private hot tub for that added little bit of luxury. This attractive and well appointed property will not disappoint and will soon become a firm favourite with visitors to Exmoor and North Devon.

Inside the property and on the ground floor, guests will find two interconnecting lounge areas, both offering comfortable seating for five and one with a wood burner and large TV and the second with a Smart TV and a Playstation 4, making this ideal for multi-generational family groups. An attractive dining room is adjacent to a newly fitted and well-equipped kitchen, even with a Ninja Air Fryer - great facilities for formal evening meals or leisurely breakfasts whilst making plans for the day ahead. Completing the ground floor area is a stylish shower room adjacent to an external door which opens out onto a fully enclosed stone patio with private hot tub for five. Three good-sized and attractive en-suite bedrooms are on the first floor. A double with en-suite shower, a bedroom with twin beds with zip and link option to be made into a super-king with en-suite shower room and a further double room which leads through to a bedroom area with bunk beds and en-suite bathroom facilities.

A small fully enclosed garden can be found at the front of the farmhouse and a large elevated lawned garden area (steps access) which offers beautiful countryside views. Visitors have shared use of a table tennis table in an adjacent barn and as the owners have riding stables next door, why not take advantage and explore this special part of North Devon on horseback? All riders are welcome and lessons can be arranged for an extra charge.

This is a wonderful area for walkers with an abundance of footpaths close by and easy access to spectacular coastal paths in this Area of Outstanding Natural Beauty. This quiet location is a peaceful retreat after a day out exploring the surrounding Exmoor countryside by foot, horseback or car. However, if you are looking for sandy beaches there are small coves within a short drive and the large sandy surfing beach of Woolacombe Bay is only 15 miles away.  Parracombe which is only 2.5 miles away boasts a local pub.  Starlink Internet provider.

The cottage is in a beautiful quite hamlet. The owners were very friendly & welcoming making you feel at home from the start. Very satisfied with our stay & thoroughly enjoyed ourselves . The cottage is well placed to see lots of little gems within easy travelling distance.

Great hosts - always around if needed without being intrusive. Hot tub was a hit, Superb accomodation. Very comfortable, good wi fi, lovely surroundings and horses and Seb the dog all loved attention.

Well what can one say, a fabulous time was had by us all. The accommodation and the owners are first class. After a family poll the hot tub, robes and wet room came out on top. Closely followed by table tennis, horses and wood burner. All set in a wonderful part of the countryside.

This is a very nice house, the welcome by the owners, who live onsite, was exceptional. Not something we've experienced previously. They were on-hand to give us detailed instruction on the hot tub and any other requirements. The house is also very quiet, sitting on a quiet country lane which doesn't see very much traffic at all. A nice spot from wRead morehich to explore the whole area. There's also a nice hillside garden with seating to enjoy outdoor dining accompanied by the joys of nature's birdsong. We had a fabulous week at Lower Dean Farm, despite the poor weather. Perfect location for exploring the countryside, coast and horse riding. Log fire for cold evenings and hot tub for relaxing. Had a fantastic week at the Lower Dean. Tracey and Ashley are so friendly and helpful, we would definitely stay here again. Our youngest son loved seeing Seb every day and even enjoyed getting to know the horses as well. With the peaceful surroundings along with the stunning views. It was amazing, definitely didn't want to leave.

This is a very attractive, comfortable, and well equipped house in a peaceful location. It's an excellent base for exploring this wonderful part of Devon. The owners were very friendly and helpful during our stay. We would be very pleased to come back again.

We spent a lovely week at Lower Dean with my daughter, son in-law and my 3 yr old granddaughter. We had two extra for the last two nights and everyone enjoyed their stay. Plenty of room with everything we needed and the hot tub was great fun. Would definitely recommend this property and hope to book again next year.

Peaceful location, not too far from the local attractions, beaches etc. Owners very welcoming and helpful, but left us to our own devices (they are next door if needed though). Comfy beds, dogs welcome, well equipped kitchen, hot-tub, 2 en-suites, 1 wet room and 1 family bathroom. Adjacent riding school is owned by the farm, so easy access to horsRead morees if that's your thing (but book early is it's small and popular). Great dark sky if like star gazing. If You are looking for an area of outstanding nature the Exmoor is a great place to be. The Lower Dean Farm will give You a warm welcome and is a really comfortable home. The it is well equipped and cared for. We would like to come back!
