Looking out over the River Torridge this spacious, light-filled villa is a fabulous holiday home for larger families and groups of friends seeking a relaxing waterfront getaway in an idyllic part of North Devon. Just a few metres from Instow Beach, the property offers bright and airy accommodation for up to nine guests enjoying a long-awaited reunion or family celebration. With views out towards the estuary, this imaginatively updated retreat has been elegantly furnished and beautifully decorated, making a wonderfully relaxing hideaway for walkers, beach fans and nature lovers discovering the area’s glorious coastline.

Entering the villa, the lounge has a Smart TV, plenty of seating.  French doors to the patio, making a sweet, relaxing space for everyone to get together and chat about the day. The stylishly designed kitchen/diner provides a great spot for preparing and sharing family feasts and celebratory meals. Upstairs, the first floor features a refreshing bathroom and four light, spacious and cheerful bedrooms: three delightful king-size rooms (one with an en-suite shower room), and a pretty triple with bunk beds and single bed. Stepping outside, a large patio runs along the length of the villa, with shallow steps leading up through terraced borders to a raised patio with garden furniture, providing a charming spot for sitting back and watching sunsets over the sea.

Close to the meeting point of the Rivers Taw and Torridge, the villa is a great base for exploring Instow, Appledore, Bideford and Westward Ho! (all within 5 miles). Instow is known for its lovely sandy beach, and lies at the end of the popular Tarka Trail. Other local attractions include The BIG Sheep, Tapeley Park, The Milky Way Adventure Park and the traditional coastal village of Clovelly, all within 14 miles.

Fabulous property. Estuary views from the bedrooms, easy walk to the beach (5 minutes) and Tarka trail. Lots of pubs and restaurants walking distance too. Fully equipped kitchen and lovely little garden, patio area. Perfect for our party of adults, 3 couples and one single person. This is the 2nd time we have stayed here. We have stayed in several properties in Instow and rank this as the best! The house is beautifully presented, spacious and very comfortable, as a family we really appreciated a good selection of board games. Fantastic property for a family get together. Really well equipped (just remember to take your own condiments, cooking oil etc). Lovely sized rooms, very comfy beds, great showers. A beautiful, high standard, well equipped house with a superb outside enclosed garden which both the children and dog were safe in. Ample parking and the position on the quiet promenade with views of the estuary and easy access to the little towns amenities could not be better.

We thought that the property was absolutely wonderful - superb location and extremely comfortable. We had a most enjoyable fortnight there and we would not hesitate to go back again. We particularly loved the garden (even though it was very overgrown towards to the top end). All the rooms are very spacious and light and we wanted for nothing.

Having enjoyed Cleveland Villa in 2022, we returned for another visit this summer. Great to see that it has been updated in places and the result looks fantastic - particularly the sitting room. It's also clear that there has been some investment in new crockery and glassware which was very much appreciated. Overall, we love t he place, its positRead moreion and the neighbouring area but if I had any comments to make on what else could be done to improve the house / equipment further, they would be a) the dining chairs in the kitchen are really uncomfortable and really need repairing / replacing b) none of the kitchen knives are sharp, c) no tea towels were supplied and d) outside shower was not accessible at all (which was not ideal if you have a salty dog!).
