Completed in 2024 and sitting in the exclusive location of Instow with its many pubs and restaurants, as well as the local shop which has a superb deli counter and small café. Located where the Rivers Taw and Torridge meet, it’s a perfect spot for sailing or windsurfing. Discover the Southwest Coast Path or cycle the Tarka Trail which passes through the village. In Summer, catch the ferry across the river to Appledore, or the golden sands and seaside amusements of Westward Ho! (5 miles). Other beaches at Croyde (15.5 miles) or Woolacombe (17.5 miles). Visit National Trust properties or RHS gardens at Rosemoor. Families love The Big Sheep (5 miles) and The Milky Way Adventure Park (12 miles).

On entering this elegant reverse level home you will find yourself in the entrance hallway with parquet flooring and ample space for shoes, boots and coats. A games room can be found on your right with 2-in-1 pool and tennis table, Smart TV and seating. The family bathroom with freestanding bath, separate shower and WC complete the ground floor. Head up the staircase and a half landing with door giving access to the rear garden. Continue up the stairs and a utility room houses a washer and dryer and a handy separate WC. This level has an impressive open plan lounge kitchen diner, with feature panelling and high ceilings it creates a real feeling of space and the parquet flooring and lush sofas ooze luxury. A media wall with large Smart TV and wide, living flame log fire makes for a cosy lounge area. Moving on through to the dining area where memorable mealtimes are assured, its central location chosen to take advantage of the views through the large bi-folding doors and Juliette balcony, enjoy views across to rooftops to the estuary and beyond. The kitchen area is as impressive with Dekton worktops, well equipped and fitted with quality appliances. An island unit with stools provides a less formal, more social dining space, great for conversational cooking, there is also another large sofa in this area so plenty of room for everyone. Moving up to the top floor via the main staircase and also having exceptional coastal views is a snug /lounge area, this calmer, yet exciting space, has natural light flooding in, and comfy seating, it's a prime spot to enjoy an evening drink or just to retreat with a good book.

Heading outside from the half landing, a separate staircase gives access to the wrap around garden which has a large lawn flowing down to the large, private patio area which is completely enclosed and provides a great place to enjoy the bubbles of the hot tub as well as space to relax on the garden furniture or cook up a storm on the gas BBQ. To the side is an outside hot shower ideal for washing off sandy toes or paws, and great for rinsing off wetsuits and beach gear. There’s also a shed for storing bikes, wetsuits, surfboards etc. To the front of the property is ample off road parking for up to 4 cars and an electric vehicle charging point (included).

Excellent impressive spacious modern property. A real wow . The owners were attentive and communicative pre and during stay to ensure all ok . Location excellent for Instow beach just a few minutes walk away . Really enjoyable stay /
