For a delightful rural break among family or friends, stay at this charming retreat set within a peaceful working farm with fields of sheep and wildlife surrounding the property. Wake up to far-reaching countryside views each morning and spend lazy days in the South Molton (2 miles), whose main square comes alive twice a week with a bustling market where you can pick up fresh local produce. This home is also a great base for exploring the wild landscapes of Exmoor National Park, which starts around 5 miles away.

The home is filled with natural light thanks to floor-to-ceiling windows and has countryside views from almost every angle. Relax with fellow guests in the heart of the house, the open-plan kitchen/diner, which is spacious and well-equipped for big family meals. When the weather behaves itself, slide open the glass balcony doors to bring the fresh air in. The inviting lounge is wonderful for curling up and getting cosy, with its wood burner and Smart TV. A snug/games room adds an extra space to spread out, especially handy for younger guests. The three beautifully decorated bedrooms include two king-size rooms, one of which has an en-suite shower room, and a twin room that’s perfect for youngsters. The family bathroom has a luxurious freestanding bath and walk-in shower, and there’s a second bathroom with a regular tub and a walk-in shower. Outside is a sunny, glass-fronted balcony stretching along the first floor – ideal for morning coffee or evening drinks. Below, a partially covered patio area with BBQ and seating is perfect for al fresco feasts. There’s also plenty of private parking available.

Locally, South Molton has no shortage of welcoming pubs, cafés and shops to browse. Quince Honey Farm (3 miles), is wonderful for learning all about bees, wandering nectar gardens and letting small kids enjoy the soft play area. On Exmoor, you can hike, cycle or try pony trekking across dramatic moorland and through ancient wooded valleys. What a beautiful and well-equipped property this is. The three bedrooms are plenty big enough, although the top-floor room does get very warm in the hot weather, but fans are provided. In the kitchen, all the equipment you could possibly need for 6 people (give or take a lemon squeezer!) was there, and plenty big enough for 6. We'd have appreciaRead moreted a few more little bowls for 'nibbles' and some bigger serving plates, but now I'm being picky! The various places to sit and read books, do jigsaws and watch TV were comfortable and secluded. The views of uninterrupted countryside are delightful, and the tranquility of the property was most welcome. We saw sheep and rabbits and lots of birds of all sizes. Of course this means that you're secluded, and anywhere is a car journey away, but South Molton is not too far, and has an excellent market, butcher's and fish and chip shop, as well as restaurants and cafes. The local Sainsbury's is well stocked, and we got a Tesco delivery from the shop in Barnstaple to get us started on arrival, although there was already milk, water and tea and coffee provided by the owner, and a delicious locally sourced cake. We also visited Woolacombe (great beach!) Ilfracombe (the best mini-golf) and Exmoor Zoo (no big animals, but you'll love the red pandas and the primates). We can recommend the Bell at Chittlehampton and the Poltimore Inn (not to be confused with the Poltimore Arms!) for excellent food and a warm welcome. We have rented numerous properties both in this country and abroad, and we as a family agreed in terms of quality of location, amenities and the standard of equipment and decor, this was the best property we'd stayed in, and there is a very strong probability that we'll return. The accommodation and the location were ideal for six retirees who love wildlife and the outdoors. Kitchen extremely well equipped, making it easy to prepare meals and eat in. Spacious and comfortable lounge , dining room and bedrooms greatly appreciated. Great views, loved watching the wildlife and the sheep.

A stunning cottage away from the road and surrounded with wildlife. Woodpeckers, foxes, rabbits, pheasants and deer. What could be better.

Wow what a stunningly fabulous house, we can't praise it enough, the best property we have ever booked. The layout was excellent with separate areas even though open plan. All the furniture and equipment was high quality and included everything we needed for our stay. The views all around were stunning and it was a pleasure to sit on the balcony whRead moreen the weather permitted. It was a delight to watch not only the sheep, rabbits, field mice and fox but also the resident pheasant along with many other different birds. A few places to visit are The Maritime Museum in Appledore followed by a delicious fish & chips lunch at The Royal George on the seafront. The Exeter Inn in Chittlehamholt is only a 20 minute drive away and has a delicious menu, we have been here many times. The Pannier Market in South Molton sells excellent local produce and Rachel's Tea Room in the town provides delicious meals and lovely traditional teas. It was lovely to meet Lance the owner who was mowing the lawn when we arrived, Lance you have built a fabulous home from the old barn, we loved every bit of it and are already planning a trip back with other friends so will see you then. This place is absolutely fantastic, highly recommend. Very clean, much bigger than expected and everything thought of, all the little extras such as hand soap, cleaning products, lots of kitchen equipment and games provided. The views are spectacular and it is wonderful to see the sheep every morning.

Excellent property in a great location. Really enjoyed our stay in this well equipped, spotless house with great countryside views. Loads of space, super layout and the games room and games table was a real bonus. WiFi was great. Parking super generous. A great base for exploring Devon.

Lance has done a superb job on this cottage. Great amenities and large house to spread out in. We really enjoyed our stay here, in particular sitting out on the balcony in the evening watching the wildlife (and sheep) after a hard day being a tourist.

We would thoroughly recommend East Mill Barn as a base for exploring Somerset, Devon and north Cornwall as well as the local area.
