Located in one of the most sought-after locations in North Devon, Instow Cottage sits on the majestic marine parade in the quaint fishing village of Instow. Its waterfront position means you can enjoy views across the estuary with the harbour village of Appledore providing a pretty backdrop. Offering space to sleep seven, this three-storey beachside escape is perfect for large families looking for a fun-filled break.

With a nautical theme throughout, this stylish terraced house perfectly complements its surroundings. There is storage space between the hallway and kitchen which is a great benefit. Located on the ground floor is a warm king-size bedroom and a well-equipped kitchen which leads to a utility room and separate shower room. Patio doors fill the dining room with light and lead to an enclosed garden with a games room just off the patio. The remaining three bedrooms are located on the second floor – a cosy single, relaxing twin and the master double with river views. The main bathroom is also located on this floor including a bath and separate shower cubicle. On the third floor, you will find the stunning lounge – relax and gaze out of the large opening windows at the picture-perfect views across the meandering estuary.

Visit the fantastic local deli and enjoy a picnic on the beach while taking in the views of Appledore – you can even take the ferry across the estuary to explore its colourful streets. A 4-mile drive brings you to the traditional market town of Bideford, where you will find many independent shops and cafes. You can also take a boat trip to nearby Lundy Island where children will love trying to spot the famous puffins and seals who inhabit the island.

Lovely property. Everything of the highest standard. Location is great, right on the estuary. Beautiful garden. Parking maybe an issue especially in the "high season". Deli next door was fabulous. Very good breakfast.

The cottage was the perfect layout for our party. Family of 5 plus grandad who used the downstairs bedroom, snug and bathroom. Superbly equipped, good location. Lack of parking was a bit of a disappointment but not insurmountable.

We had a family pre-Christmas celebration and the property was perfect for this. There were three couples and the property was large enough for everyone to do their own thing and we all met up in the evening to play quizzes in the top room.
