This cosy property is wonderful for anyone looking to experience a seaside village like a local. Situated in the heart of Instow, steps away from the friendly pub and the waterfront, it’s ideal for families and dog owners who want to explore the North Devon area. The house is in a great situation to enjoy days out at the attractive villages that dot the coastline and the wood burner-effect electric fire lends itself to evenings in as you reconnect after a long day.

The interior of the property has been tastefully decorated to reflect the sea nearby and is a calming retreat. The front door opens directly onto an open-plan living space that houses both the lounge and the kitchen, as well as a retractable dining table. The galley kitchen blends seamlessly with the house’s period features and holds many of the conveniences necessary for modern cooking. This leads on to the pint-sized courtyard that has seating to unwind in.

Instow is ideally situated near many of North Devon’s attractions. For those looking for a glimpse of the past, explore the village of Clovelly, a beautiful working fishing village that is less than 15 miles from the property. Some of Devon’s most renowned beaches are easy driving distance, with Westward Ho! Less than 5 miles and Saunton Sands 13 miles away. In the summer season, head across the water on the Appledore ferry and see everything the area has to offer from a different perspective.

We felt comfortable and able to relax as soon as we arrived with our two small dogs and the close proximity of the beach meant we were able to take an early morning stroll and be ready for the day. Good communication with Jerry. Thoroughly recommend

No two thinks match, the settees are uncomfortable broken tiles on the floor, the doors don't close properly sand gets in everywhere, the cooker is so outdated it must cost a fortune to run, the outside open drainage system (no not joking) in the garden area (another Joke) smells so you can't have that door left open, if the visitors book is owt toRead more go by this review will be related and replaced with so sarcastic comment by the owners. Cottage is in a good location to the beach and restaurants. First impressions were that it had not been cleaned very well as we found lumps of dirt under the table, fridge and cutlery drawers were dirty and overall it looked like it could do with a coat of paint. Rusty radiator in the downstairs toilet plus mouldy shower curtain which needs to be rRead moreeplaced. Stuff in bags in the bedroom is unsighlty. In need of a revamp! Very comfortable apartment with everything you needed. The only thing I would say would it would have been good to have a toilet upstairs, particularly if you need to use the loo at night. We had to leave the light on in order to go down the stairs. We are very mobile 70 years old but the stairs were a bit steep

Lovely cosy cottage . perfect location for pubs restaurants and the beautiful beach on the doorstep what more could you want. Stayed here many times at different times of the year and have never been disappointed. The cottage is warm well equipped and comfortable beds, dogs love it and we hope to stay again soon .

We turned up unable to find the cottage as it is called The Patch not Sandy Patch, very nice on first impressions, until I went to plug in my charger. Thick black dog hair everywhere. On closer inspection the whole cottage was filthy. Thick cobwebs, hairs in bath & thick dust. Washing machine then knocked out electric causing freezer food to defrosRead moret as it was out all night. Contacted Caretaker and HC. Electric back on, no working washing machine all week. We got 25 refund. Don't stay here. Hide

Lovely little cottage in a fantastic location. Felt very homely. These fishermens cottages are not perfect but are full of charm. Carpark permit included allows you to park free at the cricket club which was really appreciated Would definitely return
