Exploring the waterside village of Instow with this luxurious property as your base is a pleasure. You will find it conveniently situated within walking distance of a selection of pubs, cafes and local shops close to the beach front, making this area the perfect location for a day on the beach or an evening stroll to enjoy the sun setting across the estuary. The kitchen/diner off the lounge area is the hub of the house, with space to prepare a delicious meal, sit with loved ones, or to step in and out through the patio doors to the decked area and lower ground enclosed garden space. Whether you choose to relax in the second-floor snug area, or the ground floor lounge, stunning views of neighbouring Appledore will greet you. Use the unique double shower in the wet room on the ground floor to quickly wash off and hang any wetsuits after a day spent at one of the many golden sand beaches North Devon has to offer.

For a day on dry land, why not venture the 7 miles to Barnstaple – the largest town in North Devon. Here you can find market stalls, play parks, a bowling alley and even an escape room for the competitive amongst you. If you travel just 6 miles in the opposite direction you can find Affinity Devon, a shopping outlet that’s also home to Atlantis Adventure Park. A day out that is sure to impress the whole family.

Our party consisted of family members from age 30-90 years old. We enjoyed our stay. The house is well equipped and has fabulous views. We understand there is some updating/ improvements planned soon. Im sure these will improve the areas that are looking a bit tired. Overall the house was comfortable & spacious , but the lounge area wasnt great. UnRead morecomfortable furniture and the TV was too small for the space. This was an issue for the older family members. Hide

Just returned from a weeks holiday. It was brilliant. Everyone enjoyed it. Glorious views across the estuary from the house and oh so close to the beach. It was a very quiet and peaceful place with a beautiful beach and lots of sailing boats moored in the estuary.

clean house with wonderful views and very comfortable and well equipped. We got very prompt help when we contacted Janet and Holiday Cottages. We needed to ask for help with the heating and the location of the 'secret drawer' in the kitchen- bbut as stated above that came very quickly on request.

We come back every year and stay at Instow over Xmas /Summer. The Caynham has potential to be the best of them all. Large, airy, good size bedrooms/beds comfy, love kitchen/utility area BUT cleaning was average and general furniture needs a look at. I love pretty/quaint/homey but things gotta be useable- Few drawers/shelving in bedrooms, so you livRead moree out of your case, kitchen is awesome but you dont want to sit at table for long as so uncomfortable and sticky . A luxurious place to host 3 generations of family for my mother's 90th birthday. We had 4 lovely days relaxing in the lounge and kitchen before walking into the village centre which is an easy walk from the the house. The bedrooms were spacious and comfortable.
