Imagine waking up to views over Instow beach, watching boats bob on their moorings and gulls swoop on the thermals. Situated right on the estuary front, this property is an idyllic family retreat boasting pride of place mere metres from the beach. Whether you are a doer, relaxer or like a bit of both, the excellent access to local facilities and fantastic local walks will leave smiles all round.

Upon entering the property, either via the secure garden pathway or the front door, one of the first places to discover is the modern open-plan kitchen/diner. Well-equipped and sporting a clean, polished design, the kitchen is at the heart of this beautiful home. Complete with glass roof over the dining area, you can spend many a happy family mealtime here. Next to capture your attention are the two lounge areas. With one enjoying views directly overlooking the estuary and the other equipped with a cosy wood burner, there is ample space for everyone. Sit outside on the decking or luxuriate inside amongst the bright, tasteful decor: the choice is yours.

Instow is famous for its scenic coastal routes and proximity to lots of beaches and attractions. Just metres from the house, the dog-friendly Instow beach is a great spot to take a stroll. Further afield, Westward Ho! beach is less than 5 miles away, as is Northam Burrows Country Park. If you enjoy cycling, then the Tarka Trail is an absolute must. Fun for all the family, The BIG Sheep, The Milky Way and Watermouth Castle are all nearby family attractions.

Our 3rd time of booking and we enjoyed our stay once again. The house is very comfortable with lots of space for either all being together or having time away from each other! The kitchen is well equipped and the showers are very good, the beds are particularly comfy. The location is excellent, just a short stroll to the quay and beach at Instow wiRead moreth several nice pubs, Johns deli, bus stops and Tarka Trail on the doorstep. The parking space is a bonus and the short walk to the property is not really a problem, though children would obviously need to be supervised as it's a busy road. We slept in the back bedroom so heard no noise and our friends in the front bedroom were not disturbed either. We didn't use the bunk beds but they look great for older children and teenagers. There is a spectacular view from the lounge and the front bedroom. We hope to stay again next year. Hide

We loved our stay, the pictures dont do the house justice. Its beautiful with amazing views. We would definitely recommend this house.

This is a great place to stay in a lovely setting with views over Instow towards Appledore. Ideal for a family or 2 couples, plenty of space to be together or apart as you wish. Well equipped kitchen, comfy beds and good showers. The parking space is a real plus. Johns Deli has a lovely selection of savoury treats and delicious ice cream, and InstoRead morew has 3 pubs. Buses go to Bideford and Barnstaple, a short walk away and the Tarka Trail, also a short distance, is good for walking and cycling. Hide

The house was very spacious and very well equipped with thoughtful extras. The kitchen was well equipped with everything you needed and more. The views from both of the bigger bedrooms were lovely, the harbour at the front and the fields at the back. Lovely walks along to the marina and into Bideford. We had a fantastic time staying in Rivers Meet. It was very homely and the views were fantastic. The kitchen was also very well equipped. On a slightly negative note I would say the bathrooms could do with a deep clean. I would also be nervous using the front access if we had children, because the path leads directly out onto the main road, which iRead mores quite busy. Hide

We have just spent a week at Rivers Meet, wonderful views over the estuary, and fabulous sunsets. The cottage is amazing, so much care and thought gone in to making it comfortable and homely with a coastal feel and a very relaxing colour palette. Extremely well equipped pretty much everything you could think of if you wanted to cook a banquet even.Read more Instow itself is lovely too, unspoilt, not commercialised at all with just a few restaurants/pubs all serving good food and reasonably priced. Spacious and well equipped property but definitely not suitable for families with very small children due to access to the property being straight onto a very busy road and the back access being unsuitable for prams/buggies. Lovely views from front of the house as it overlooks the sea and sailing club. Within 5 minutes walk to the nearest pub and tRead morehe beach is not much further on. Can recommend the Quay Inn for lovely food/service. At the present time swimming in the sea is not recommend. Hide

An unassuming property from the front but once you open the door you are transported to a dream home. The space, fittings, decor and view from the master bedroom is something that will be imprinted on your brain. Its a home from home with even more, the kitchen had one of the best ovens Ive ever cooked on, the property had everything you needed to Read morehand including blankets for colder evenings, a huge variety of home comforts including cleaning and cooking items, it was a beautiful home.
