This delightful cottage with a modern twist sits within the small, pretty hamlet near Instow, and is situated close to the local primary school.  The village of Instow has an array of eateries and the glorious sandy beach is a short drive or twenty-minute walk away.

The front door leads you into a spacious sitting room with timber beams, comfortable sofas, a Smart TV, and an inglenook fireplace with a wood-burning stove, ideal to warm up after walking one of the many surrounding footpaths.  The living room connects to a modern extension with a contemporary kitchen-diner. A vaulted ceiling and extensive glazing offer fantastic estuary views from a mezzanine seating area above.  The new extension is a light and pleasant open-plan space for convivial meals. Double doors open onto the cottage garden, where you can dine on the terrace. There’s a separate utility room with WC accessible from the kitchen-dining room and the living room.

The staircase in the sitting room takes you to a king-size bedroom and a twin room, with a zip and link option into a King upon request.  From the second bedroom, you can access the mezzanine with superb views over the countryside to the sea, a lovely area to sit and relax.  The characterful family bathroom has a free-standing bath, shower cubicle, WC and washbasin.

The enclosed cottage-style garden has a patio with steps down to a small lawn. An outhouse provides a shower that’s ideal for muddy dogs. On-street parking nearby.
