Description

This spacious wing of an attractive 18th Century farmhouse is located in a pretty Exmoor Hamlet close to the village of Parracombe and equidistant to the popular Exmoor coastal villages of Lynton and Combe Martin. This lovely property is very comfortably furnished and is ideal for families and couples with great amenities including three bedrooms and four bathrooms and with a private hot tub for that added luxury.  This is a wonderful area for walkers with an abundance of footpaths close by and easy access to spectacular coastal paths in this Area of Outstanding Natural Beauty. This quiet location is a peaceful retreat after a day out exploring the surrounding Exmoor countryside by foot, horseback or car. However if you are looking for sandy beaches there are small coves within a short drive and the large sandy surfing beaches of Woolacombe Bay are only a 20 minute scenic drive. With two interconnecting lounge areas, multi-generational family groups will appreciate this additional space with each offering comfy seating for 5 and one with a wood burner in large inglenook fireplace. An attractive dining room is adjacent to a newly fitted and well-equipped kitchen and these are great facilities for formal evening meals or leisurely breakfasts whilst making plans for the day ahead. Completing the ground floor area is a newly fitted shower room adjacent to an external door which opens out onto a fully enclosed stone patio with private hot tub for 5. Three good sized and attractive bedrooms and a family shower room are on the first floor. A double with ensuite shower, a family room with twin beds plus bunks and a further double room which leads through to a single bedroom area and ensuite facilities. A small fully enclosed garden can be found at the front of the farmhouse and a large elevated lawned garden area (steps access) offers beautiful countryside views.  Visitors have shared use of a table tennis table in an adjacent barn and with the owners riding stables next door why not take advantage and explore this special part of North Devon on horseback.  Young and not so young riders are welcome and lessons can be arranged (all at an extra charge).  This spacious, attractive and well appointed property will not disappoint and will soon become a firm favourite with visitors to Exmoor and North Devon .

First Floor: Bedroom 1 with Double with TV/DVD, hillside views and ensuite shower room with WC and basin. Bedroom 2 with Twin plus bunk beds with hillside views and TV/DVD. Bedroom 3 with Double with TV/DVD leading to single bedded area with ensuite bathroom with bath, hand-held shower, WC and basin. Separate shower room with WC and basin.

Ours was a party of 8 ladies. We were celebrating a 60th birthday and were also keen for a coastal walk. The hosts were fabulous. Nothing was too much trouble. The property was perfect and exactly as described but better! The facilities were spotlessly clean. There was a wonderful welcome basket on arrival. We were shown how to use the hot tub and were provided with robes and towels. There seemed to be so many unexpected "extras" which all added to our wonderful stay. We will definitely be visiting Lower Dean again as the property was also perfectly located for other woodland walks.

Lower Dean Farmhouse provides fantastic accommodation although note it is set in a very small hamlet in the middle of nowhere. Everywhere is a car journey. The owners live in one third of the Farmhouse and let the other two thirds self contained. The owners are a wonderful, friendly couple and nothing, however minor or major, is to much trouble. They bought this 17th Century Farmhouse as a 10 bed, 3 bath hotel in 1998 and gutted it to provide superb family and multi family orientated accommodation. As a couple with our two small dogs, we adored the space. Dogs are welcome and the gorgeous, Amazon rainforest power shower in the ground floor wet room has been even been constructed to provide dog washing facilities. Brilliant after a muddy walk. The owners recommended four local eateries and the information folder details some more. We ate at the four recommended venues visiting one twice as it was so good, Black Venus Inn. The hot tub is set under cover in a small courtyard garden which is totally enclosed so fine for dogs to pop out for a quick you know what. The owners have even laid Astro turf to make tidying up after dogs very easy. Brilliant thinking. We loved the place and will most certainly return. It is recommended to book riding in advance as the next door riding stables, the owners business, is very popular. The welcome goodies package supplied on arrival is probably the best and most generous we have ever experienced, including wine, scones, jam to mention a few of the contents. Book now before you miss out.

Lower Dean Farm is a fantastic place to stay for families. We had an amazing week there. The house is totally perfect!! Huge!! Well equipped. It’s close to all the tourist spots but just that little bit further out to enjoy peace and tranquility. I definitely recommend you book it without question!!

A spacious holiday home which had plenty of space for our extended family group. It was spotlessly clean. Travelling with young children we did move some of the vases / glass dishes to avoid any accidents! Welcome hosts who were available but not hovering, the children enjoyed saying hello to the horses daily, they were a bit too young for riding lessons. Lots to do in the area for young children, the Big Sheep and Waterford Castle and Theme Park went down very well with ours, as did the nearby steam trains and the cliff lifts. Can also recommend the chippy at the bottom of the cliff lift (turn right as you come out and it’s a few shops down). The hot tub at the house was well used and good to relax in, everything we needed kitchen wise was there too. A very good week. Thank you

A lovely property with all the things we needed for a relaxing break. Tracy and Ashley were so accommodating and helpful. The hot tub and table tennis were a great hit! My daughter and her cousin spent a lot of time in the stables with the horses (which they loved!) We also arranged a horse-riding / training session for the girls - this was a big highlight for my daughter and carefully thought out as she had a broken leg! Location is great for long walks. The Pyre Arms nearby is a great place for a really good meal out and highly recommended.
