Access Statement

The Number 19 is situated in Lower Street, is located next to Dartmouth's Lower Ferry. This property is close to all restaurants, shops and bars.
You will access Number 19 off Lower Street, just one step 14 cm wide and through a white door, this is 81 cm wide, there are no steps.
The main corridor is 1m wide and has a wooden floor. From this corridor you can access the two bedrooms.
Bedroom 1
The first bedroom is accessed off the entrance halfway to the left, the white door is 76 cm wide. It has a wooden floor with one rug in front of the bed.
In the middle of the bedroom there is a double white oak bed with a headboard. There is a chest of drawers which is 38 cm long, two side tables with bedside lamps. There is one window and the ceiling has five downlighters fitted.
On the corner, next to the door, there is a black glass shower which is 115 cm wide and 207 cm high.
There is a chest of drawers which is 15 cm from the floor and this has a flat screen TV 38 cm to floor and 71 cm to top.
There is a radiator and a towel rail and one clothes hanging rail which is 77 cm high and 55 cm long.
Bedroom 2 with bathroom
The second bedroom is accessed off the entrance halfway on the left, the door is 76 cm wide. There is a single bed with a wooden headboard.
There are two bedside tables with lamps and a further table positioned in the corner of the room. This room has no natural light but is fitted with 5 x ceiling spotlights. There is a white wardrobe at the end of the bed and next to it there is an ironing board and a floor mop. There is a wall mounted flat screen TV 139 cm to floor and 73 cm to the ceiling.
There is an en-suite bathroom leading from the bedroom and the doorway is 76 cm wide. There is an automatic spotlight and 3 normal lights. This bathroom has 3 piece suite. The bath is 73 cm wide and 165 cm long and the sink is 88 cm high. The toilet in front of the sink and it is 45 cm high.  There is a towel rail and 3 spotlights.
There is a separate wc with a sink and a toilet. This is fitted with an automatic down lighter and another normal light. There is a sink which is 88 cm high and a toilet next to it, 45 cm high.

Leading from the WC there are 14 stairs which are carpeted each on is 19 cm high.
The kitchen/dining/living area is open plan and has 2 windows and 8 down lighters. There are inbuilt appliances in the kitchen including oven, hob, fridge, washing machine and dishwasher.
In the dining area there is a table with four chairs, each chair is 49 cm from the floor to seat. The table is 80 cm wide and 140 cm long. There is a chest of drawers which is 59 cm to floor.
In the living area there is a 2 seater fabric sofa which is 46 cm to floor and 159 cm long. There are two fabric armchairs, 44 cm to floor. Also, there are 3 coffee tables, first one next to the sofa which is 44 cm to floor, the second one on the corner, which is 50 cm to floor. And the third one, against the wall, which is 53 cm to floor. There is also a log burner and a flat screen TV which is 121 cm to floor and 55 cm to top.   There are two radiators. A doorway which is 81 cm wide and a step which is 29 cm wide provides access to the outside terrace. In the middle of the terrace there is a garden table 39 cm to floor. This terrace area is 3.93m x 6m.
You will find the entrance to the garage on the right hand side at the end of Cole's Court which is the road that leads to the Lower Ferry queue. The garage door is 2.20m high x 3.17m wide whilst the depth is 5.17m and the height inside the garage is 2.74m.






Number 19 is a fantastically modern two bedroom house located next to Dartmouth's Lower Ferry, enjoy the property's location by being in close proximity to all restaurants, shops and bars. This property is freshly refurbished to a very high standard with features that earn the title of a luxury property. Number 19 has a garage directly next to the property for use by guests, this garage is controlled by an electrical fob and above the garage the property has a large paved terrace where you can sit and enjoy the glorious weather.


Number 19 has two bedrooms both located on the ground floor, the first bedroom is the master at the front of the property, this bedroom is comprised of a wooden framed double bed with two bedside tables and lamps. In one corner of the room it houses a shower cubical and a chrome towel rail, and there is also a tall chest of drawers, a flat screen TV placed on top of the chest of drawers, large wall mounted mirror and a free standing clothes rail. The second bedroom has a single bed with a truckle bed underneath, there are two bedside tables and lamps, a slim line wall mounted full length mirror, gents wardrobe with two storage drawers, a side table with storage drawers and a lamp and a wall mounted flat screen TV. This second bedroom comes with an ensuite.


Number 19 has a total of two ensuites and a cloakroom on the ground floor of the property. The downstairs cloakroom has light sensors so when you walk in the lights will automatically come switch on, there is a wc, wall mounted mirror, towel holder and a hand basin with storage beneath. In the master bedroom you'll find a shower cubical which has been built with privacy in mind with black glass. In the second bedroom the ensuite has an electric towel rail, a hand basin with storage underneath, a mirror with led lights installed, a wc and a bath with shower head connected.


The kitchen, dining and living space is one large open plan room located upstairs. The kitchen spans over one side of the room is a gorgeous dove grey and is very well equipped. There is a built in microwave, extractor hood, large chrome sink, kettle, toaster, cafetiere, teapot, ceramic four ring hob, bread bin, fridge, build in cooker, slim line dishwasher, a washer dryer and a Bose sound system.

The dining area is opposite the kitchen, there is a glass topped table with four cream coloured leather chairs. Next to the dining table you'll see the living space. There is a large two seater sofa with two matching free standing chairs with a foot stool, the owners have kept the feature fireplace and a state-of-the-art 52 inch wall mounted flat screen TV with access to the internet and Freeview.

Outside Space

Number 19 comes with a large pave stone terrace, located above the garage and follows on from the living space, from this terrace there is a small river view seen between the buildings. Outside chairs are provided for guests to use therefore, you can make the most of the sunny weather and eat alfresco style!


Number 19 has a large garage connected to the property, which operates via a key fob and electrical key pad, this is available for the guests to use free of charge.

This property has a refundable Accidental Damage Deposit of £200, which is payable to Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Very comfortable and well equipped. Convenient for all amenities. Not suitable for those who like to lay in in the morning as the ferry starts early but worth it for most. Would certainly visit again.
